That living room should be amazing, not what it is.

i toured this house in 2012 when i was searching for my first home. i didn't have enough money at the time to remodel it and its a highly trafficked road.

looks like whomever owned it since that didn't have enough money to remodel it either.

It annoys me to no end when people paint high-quality wood cabinetry. I'm not talking trash or damaged cabinets that can't be salvaged. Many of the homes in my subdivision have Benedettini cabinetry made with maple, alder, or cherry. Not top-of-the-line, but nice. They're painting over these cabinets on the advice of a realtor in order to update the house for a quick sale at top dollar. I get it. But they're not doing a good job, they're just slapping some crappy white paint on these cabinets. It makes me sad.

Even on the kitchen cabinet bottoms. Yuk. But then they compound the ugliness with this:



The hardware on the drawers is too wide, IMO.

There's just so much ugly going on in that house. It is stunning, though.

I actually think this house can be easily saved. Not cheaply, but pretty easily saved.
-get rid of the those ugly elements throughout the whole house
-Whatever is feaux painted gets repainted to white
-Floorboards replaced with a real wood flooring or a LVP that give a nicer wood contrast to the white walls
-beams that are painted white inside (I assume they're just lvls) get decluttered and clad in a wood veneer like cedar
-beams outside that are blue get restripped and stained to a dark wood color
-drawer pulls up dated to a champagne brass color
-blue siding on island replaced with wood veneer
-counter top edge recut to to be a flat edge, if not possible have to pull out and start over
-ceiling boards get redone in another warm wood color, not paint splotches.
-doors outside to the pool that are blue get sent off to be stripped and recoated in black.

Total renovation cost: 100k-150k.
Value: can actually sell home

The sad thing is I believe it will sell in it's current awful state.

Until they tell the white woman who found her dream home that the name of that tile all over the place, especially in the bathroom, is called arabesque.

HOA maintenance fee is over $3,500 a year! I thought our was high at about $2K.

It has some real cool qualities, excluding ceiling wallpaper anyway. Shame it'll probably all end up in a landfill in a few months along with whatever is going on with the house next door.

But its like 80 years old!!! Nothing can possibly be that old without needing to be destroyed...

A house can't be good unless it has white stucco on the exterior with black trim and *checks notes for weekly trends* black countertops in bathrooms with bright brass fixtures,....... or are brass fixtures out this year???

Looks like $860/sqft to me? That sounds crazy for a house in Houston.

It's priced at lot value, albeit on the higher end

But if you buy that property and the house next door you have over 27k sf lot. There aren't many, if any, of those in River Oaks these days.

Looking at close to $7.5MM all-on after construction, which seems high for that part of the hood.

Oh yeah, what I always dreamed of. Kids running and yelling across the balcony while I watch a 1990's TV because the space is cut out for exactly that. I can live with the columns, but this puts it over the edge.


ETA: and FFS, that poor soul who can't see the whole TV because that idiotic plant placement on the table in front of them… and who wants a nice view of grandmas China?
