That's an awful lot of late model cars in the last picture. Maybe they use the place as a business somehow? The place isn't cluttered but I still couldn't imagine owning that much stuff.

It also just looks cluttered even in areas where it's technically not. The style and finishes are just not for me.

My grandmother had a crazy half-sister who lived in the back bedroom of her house. Lady was certifiable and smoked like a chimney. I was terrified of her.

Maybe one or two times in my whole childhood, I went back in that room. She had a small twin bed pushed up against the wall with a wall hanging VERY similar to that on the wall above the bed.

Creeped me out as a kid, and it was the first thing I thought of when I saw that picture!

I was expecting more actual damage, the kitchen, bathrooms, and finishes are all original and needed to go anyway.

What's the best way to handle a freezer like that? Wrap the hell out of it with plastic wrap that's used to secure loads on pallets and then attempt to move?

Many times I've kicked myself for not keeping my first house and renting it out - having tenants would have never been a challenge, home value has tripled over the 15 years since I sold - then I see renter destruction like this. It's low likelihood but that was always my paranoid fear, an awful tenant that would make the entire effort not worth it.

I ran by this new home frequently while it was being built and thought it was a POS.

But what really drives me crazy is the rooftop deck. I would NEVER have an uncovered rooftop deck in Houston because of the monsoon like rains and the difficulty with waterproofing it and proper drainage. But this rooftop deck is prominently featured in the listing and already shows a lot of standing water on the deck in the listings photos (the water presumably not from heavy rains - just a rinsing down to make the photos look good)! And the only drains appear to be on the other side of the deck where there is no standing water (and just drains down the side of the house where it has already stained the house - and will probably pour all over the adjacent smaller house in a heavy rain). So it looks like the water just isn't going to drain off of half of about half of that deck. I can't imagine how much water is going to be standing on the roof in a heavy rain. This looks like it will have standing water any time it rains at all. Just such a poor design in my totally unprofessional opinion.

Whoever buys that house is going to have major issues with water intrusion all over the place.

Maybe I'm the only one - but those photos just give me anxiety. This coming from someone who had a flat roof in Houston in the past...

I really like the idea of a rooftop deck a lot but you're right, it needs to be covered and doubly right about the drains. I would go crazy about standing water and the amount of water that would be on there during a torrential downpour. If there are only those 2 drains, that is going to be a TON of extra weight on that roof and inevitably water will start working its way in to the structure because NOTHING is permanent when water is involved.

There needs to be drains on opposite sides with good slope - otherwise you're always going to have spots that don't drain right. And the water need to drain into gutters - not just down the side of the house. That water just pouring down the side of the house will cause major staining and will eventually work it's way through the wall.

Just so bad in my opinion.

My parent's had a nightmare experience with a flat roofed house I grew up in, but if this one is all concrete - even the roof tops - then it should be good. Many commercial buildings with flat roofs, it can be done successfully.

I couldn't figure out why the listing wasn't discussing the older structure 10' behind the main house in the back yard. Took me embarrassingly long to realize it was a separate house on a tiny lot, really cramming them in there so you basically need a rooftop deck if you want any outside time.

Yep, there doesn't appear to be any slope on the deck because of how massive the pooling is. There is zero doubt in my mind that water intrusion will be an issue on that house.

Commercial roofs generally used some type of torch down modified bitumen (in the past) and TPO more recently. However, they're usually pretty well sloped with good commercial gutters. But they still leak - they just need maintenance from time to time. It's just not near of a big deal with a commercial building as a single family home residence.

I'm in a small commercial building with a flat roof and the whole roof slopes to one side with a large commercial gutter along the whole back side. Very little standing water.

This thing is brand new and has a ton of standing water just from the listing photo spray down.

It's 4 years old and I don't see any standing water, or pooled water, just damp tiles because those tiles are in the shadow of the top floor room or the wall on the side of the patio.

It's been under construction until very recently. Look at the google street view from - from Feb 2021. It may have been started 4 years ago and/or partially built - but it was just recently completed. All of which is even more concerning.

And I guess we're just seeing something different looking at those pics.

What does standing water mean to you? To me it means I could slam my foot down and cause a splash, in the photos I only see damp tiles. (in general I agree these new builds stuffed onto high dollar lots tend to be built quickly and poorly and I also have flat roof PTSD from my childhood home, I just don't see standing water in the photos).


I only see damp tiles here, no puddles or reflecting water. And it appears these particular tiles are still damp due to being in the shadow of the upper floor room or the patio wall.

Agree with your definition and that there's not standing water in the 3 pics you just posted (but only 1 of those show the area I'm talking about by those front windows). Listing Pics 4 - 8 show standing water to me though. And there does not appear to be a single drain on any of the three sides/walls of that front area. The only drain is further back on the side across from the doors.

Such a ****ty design. And again, I thought that thing was a POS before I even saw these photos from above. I think it was partially constructed and just sat there for several years.

Looks like they washed it down earlier in the day and the sun doesn't shine well in those areas and it didn't dry.

There's no standing water on the top deck... It's exactly the same wet bricks that are in every other picture. Are you talking about the balcony on the second floor? Because that's a reflection off of the glass in the bottom of the handrail.

Feels like you decided that it was "a POS" (maybe you just don't like modern design) and then started looking for your justification. I don't like a flat roof in Houston for residential, but this phantom standing water is tilting at windmills if you're not having someone qualified take a look at it.

The wet bricks are in places that would be in shadow, which keeps them from drying as fast as the rest of it.
