It also just looks cluttered even in areas where it's technically not. The style and finishes are just not for me.

It's 4 years old and I don't see any standing water, or pooled water, just damp tiles because those tiles are in the shadow of the top floor room or the wall on the side of the patio.MAS444 said:
Commercial roofs generally used some type of torch down modified bitumen (in the past) and TPO more recently. However, they're usually pretty well sloped with good commercial gutters. I'm in a small commercial building with a flat roof and the whole roof slopes to one side with a large commercial gutter along the whole back side. Very little standing water.
This thing is brand new and has a ton of standing water just from the listing photo spray down.
What does standing water mean to you? To me it means I could slam my foot down and cause a splash, in the photos I only see damp tiles. (in general I agree these new builds stuffed onto high dollar lots tend to be built quickly and poorly and I also have flat roof PTSD from my childhood home, I just don't see standing water in the photos).MAS444 said:
It's been under construction until very recently. Look at the google street view from - from Feb 2021. It may have been started 4 years ago and/or partially built - but it was just recently completed. All of which is even more concerning.

There's no standing water on the top deck... It's exactly the same wet bricks that are in every other picture. Are you talking about the balcony on the second floor? Because that's a reflection off of the glass in the bottom of the handrail.MAS444 said:
Agree with your definition and that there's not standing water in the 3 pics you just posted (but only 1 of those show the area I'm talking about by those front windows). Listing Pics 4 - 8 show standing water to me though. And there does not appear to be a single drain on any of the three sides/walls of that front area. The only drain is further back on the side across from the doors.
Such a ****ty design. And again, I thought that thing was a POS before I even saw these photos from above. I think it was partially constructed and just sat there for several years.
