As far as money markets I like vanguard's VMFXX

Does that require a vanguard account or can I buy it using Merrill edge or Morgan Stanley which is where my brokerage accounts are?

No it can be bought openly. It will just trade at end of day.
I bought mine with my Self Directed account on JPM

Would you be interested in making a loan on land? You can get 10 to 12%

S&P 500
Mutual fund

Honestly, I'd probably do a large cap growth depending on your age. You can't go wrong with either though.

Pick something with a low expense ratio. The SWPPX has an .02% which is kinda hard to beat

If you are selling land only, consider doing a seller financed deal. Can likely get around 8%+ on a 10-year loan.

…. Our initial strategy was to recoup everything (purchase price & reno) in 5-7 years, but our last few houses are now stretching to 8-9 years.

Isn't that a 4-6% return or is my math wrong?

On 4/3 SPY closed at $519, it's at $544 today. With dividend you would have been at a 5% return in 2.5 months.

I put it in a money market account earning 5%

For now, this will work.

But interest rates will drop eventually.

Correct. And then I will revisit this thread and see what everyone is thinking. Always appreciate Texags insight

Real estate, but be aware there is a hustle to it unlike with stocks, (even with a PM company). Also need up your reserves for the infrequent surprise (hvac, roof, etc).
