Easier to type what my phone knows...the label doesn't matter....strong ecosystems with good tech, that prepared for down times, will survive...those that don't panic will be ok.

Aggressive expansion...lots of building....global economic precipice...I feel too much supply, expensive supply, when times are uncertain and likely getting worse, it will be 2008 for different reasons. Regular folks won't be buying and many will be needing to downsize.
we are so low on supply that we literally can't build ourselves out of it fast enough. The only thing that can really slow it down is occupancy issues created by people picking up additional roommates or moving back in with parents. Entire new construction subdivisions all over.
Consider all the Alexans, Broadstones(multiples), Smart Living (multiples), Spire, Hanovers (multiples), etc. that were completed within the past 2 years, and the same amount being built now...makes me concerned about the supply.
Even downtown around Houston 1 - Houston 4 construction. Midtown south to 3rd Ward, lots of townhouses, tons.
Cypress and Fulshear alone have huge subdivisions in the works.
