Yep real estate as an investment used to be a sure thing, now it's a joke. We need more taxes on foreign controlled assets here. So many giant companies who own apartment buildings and investment properties, and just stealing from Americans.

You know what I mean. There are tons of countries with laws around foreign real estate investment. Artificially driving prices up to make Russian/Chinese rich isn't my favorite.

We didn't hit 2700 even and today was ugly but a big down open and regular investors selling (capitulation) is what I'm looking for. That is usually the sign that the bottom is in or extremely close. Regardless, I think we're almost there anyway.

AAPL -- best ran company and 5G coming out this year

Amzn -- No explanation required

Crm -- Mentioned a few posts above, best in class

Roku -- Arms dealer of the streaming wars, must own

Dis -- insanely cheep for all their revenue streams

I'd add IWM and SMH to SPY and NOBL and put 25K in each at these levels.
