Your assumption seems off. My taxes are $5k a year and current valuation is $800-$900k, although assessor hasn't caught up, I think assessment is still high 600s or low 700s.

Opinions on which route to take;
Coming back from Page AZ, through cortez, should I head east to durango, then up north to montrose, or at cortez, head to telluride, then up to montrose through ridgway?

Not concerned about time, just which drive is nicer or maybe has a few things to pull off and see quickly? We'll have already been to durango. Have never been to Telluride.

We had an 800k house in keller and prop taxes were 22k a year. Our house here is 1.5x that amount and our prop taxes are 4500.

where? That is much lower than what most people in the front range pay, might be a bit misleading to someone moving here.
Also I'm assuming that is not including hazard insurance.

Had a great time seeing mesa verde. Been on my bucket list since finding out about it in a Colorado book given to me when we moved here 10 years ago.

We did two tours, long house and cliff palace, and saw a few other dwellings from the roadside, and spruce tree house from the museum overlook.

Hardly any crowds.. the tours were 10-15 big, and just driving the few hours around the park, we rarely passed or got behind other cars.

Long House.. 3/4 mile walk along an asphalt road from parking lot to trail head, then another 1/2 mile hike, so 2.5 RT.. 11 am so it was getting hot quick!





Cliff palace, the largest cliff dwelling in the US apparently. A much easier 1/8 mile hike to trail head, then maybe 1/8 mile again down to it.



The exit hike.. hella steep with a few ladders!


Spruce House. Would have been a cool hike, but we were done. 85 degree heat out that area takes its toll on you.

We're booked for cancun jan 27-31. Flight is just under 4 hours. Family of 4 roundtrip on united for 80k points.
The hotel was some time share presentation offer, 4 nights at Westin Lagunamar for $400. Willing to sacrifice a few hours of a day for that price, which published Marriott rates is $330 a night.

This is a great resource when looking for nonstop flights. Gives destinations with airlines and schedules, even southwest which google flights doesn't track.

Be safe out there guys. 4th winter here, have to think this could've turned out worse if it was my 1st. Hit some ice and skidded off E470 heading to airport this morning. Was able to steer it back to center and get moving again. Only casualty was part of the plastic on my rear lamp. Wife even told me last night I should stay at the Westin but I didn't think it'd be this bad.

Remember, it's not the amount of snow that makes it bad.
It's this warm weather before snow, then a bit of snow, so it melts, then it hard freezes overnight.
Just like last night. Just shoveling my driveway, I'm slipping all over the place.

I was on a street in my neighborhood, approaching a stop sign. Wasn't thinking how the stop sign approach is a bit of downhill.

I start to brake, and, nope it ain't happening. Glide right through that stop sign and forced to make it a right turn (I needed to turn left) because a car was approaching my left. Luckily they were turning right, so I wasn't in their path, but makes you take a step back and appreciate what it takes to drive (more importantly, stop) in this stuff.

Exactly. This weather is always a little tricky with the slick spots. Even my driveway gets to be a PITA if my wife beats me out the door and drives/compacts it into ice. I hate that to no end.

I did 2 winters in my rwd mustang with winter tires and called it. got through bomb cyclone and barely got into my garage then did have to dig myself out in a parking lot once. Rather have peace of mind and needed the mountain car.

Two schools of thought in my household:

I personally like the club level seats in the attack twice side, especially if you can find some in row 1. You can see the whole ice, the lines for drinks and bathrooms are shorter, and there's fewer people in your row trying to get in and out.

My wife wants to sit as close to the boards as she can. It may be because she crushes on hockey players, but more likely because it's just fun as hell. I think it's harder to watch the game, but its pretty awesome sitting in the first 5 rows. Row 1 is all Lexus Club seating which comes with perks. I like to sit either on the long side of the arena or right behind the goalie in the lower level areas because the boards can really distort your view and make it difficult to enjoy the game if you're in a corner.

What about reduced consumption by farmers? I just watched a vox video about farmers using 80%+ of the water and the majority of that goes to growing alfalfa for cows that are exported to china, japan, etc. it seems we could put them on that plant based diet and keep the cheeseburgers for ourselves and free up some water at the same time.
