It must really depend on the area and type of property. I wanted a condo or townhome and I knew I had to be open to different areas. I'm still in my Arvada apartment for now but I couldn't afford to buy in Arvada.

Had anybody moved out of Denver proper and regretted their decision? We love our home in Baker, but are looking for much more square footage and outdoor space for the next phase of life. Castle Pines Village and Genesee are on the list of places we're interested in.

Can't speak to moving out of Denver, but 2 thumbs up to CPV. Our friends love it there and it's on our short list if we move

We looked at Genessee, but stopped once the realtor told us winter is a month longer on either side (fall and spring) there. We weren't up for that.

Have a friend in CPV and he regrets how quiet, slow that area is. Of course, that might be exactly what you're looking for. Just not much going on there relative to a few neighboring communities.

Do y'all go into the mountains much? Those are going to be two different experiences getting into the mountains if so.

We do go to the mountains pretty often, and we've thought about that. We don't go to the major ski towns, so we try to avoid 70 as often as we can. Our favorite areas are accessed by 285, which has been nice to avoid the bulk of the big traffic tangles.

I'm definitely looking to slow way down, but the hubby isn't as keen on it as I am. His job has him driving from Fort Collins, down to Colorado Springs, and he offices in Denver. The nature of his career will always have him driving all over, so as long as we're relatively close to Denver, we'll make it work.

The next house will be the "forever" house, which is why we're looking at a couple of different options. We're looking for the house where we'll have kids, finally have enough space to host at holidays, etc..

We have a year to really think about it before getting really serious an listing our house!

Good friends of ours just moved to HR in the Backcountry neighborhood and love it. He built a custom home and it's incredible. Mountain View and skyline of Denver.

I work with a guy that does ref work for CU and he told me last year (Like last football season) that the game was going to be at Mile High. Thought he was crazy then, but looks like he is right.

I've only lived in DTC (2009-2011) and Lone Tree (since 2011). I love the southern burbs. As mentioned previously, CPV is pretty quiet but really peaceful with great scenery. I have a couple friends there that like it, as well as a couple that got tired of it and moved to Lone Tree. I've spent a ton of time in Denver (worked downtown for 7-8 years), and I enjoy it way more for day trips than I would living there.

Finally got around to getting my CO DL with the COVID closures and delay in getting an appointment set.... show up with all my paperwork but they say that since my birth certificate was signed by city of Houston registrar rather than state of Texas that I have to get a new BC in order to get a license here. Just seems odd to me.

Wife and I are moving in December. We want to live close to downtown (LoDo preferably) but are open to suggestions. The main thing I want to know is are there any specific areas we need to avoid at all costs?

We know most neighborhoods will have their pros and cons but since we both have never lived in Denver, any help in areas to avoid would be appreciated.

As long as you're not in Aurora then you should be fine. LoDo is a great option and LoHi might be of interest as well since you want to be in that closer to Downtown area.

It really depends on what part of Aurora. I live by 2nd and Sable near I-225. It's not too bad there. When you go just a few blocks north, to 6th Avenue, it gets a lot worse. Colfax is probably the worst part of Aurora, but that's Colfax in general. Aurora has some nice and even very nice areas, especially as you go south and southeast.

There are some other bad areas of the Denver metro outside of Aurora.

my aunt lives in southeast aurora (eagle heritage bend) and they say they live in 'Parker adjacent' lol.

Lodo, ballpark, Lohi, Highlands, and Rino are all pretty good places to live if you want to stay close to downtown. They are all pretty walkable and relatively young demographics. Wash Park area is pretty decent too but a little less walkable and a little older. I would probably avoid actual downtown just because of traffic. There are a few places that are tent cities right now, so I would make sure you check out the place in person before commiting to anything.

Also there is talk that once the once the pandemic is over that bars will be allowed to serve until 4am! (although I will probably be asleep well before then)

Do yourself a favor and stay a week in a LoDo hotel. You'll either love it or learn, to quote the venerable Cookie Monster, it's a "sometimes" food.

I love LoDo but I couldn't live there.

Thanks for the tips/suggestions. We won't be able to go out there before the move, but we have friends that live in Wash Park and they said they'd scout out any places for us in person. I guess that's a risk we will have to take.

In regards to LoDo, what are some reasons you think you couldn't live there?

I guess we need to talk about what LoDo means to you. I used to serve on the neighborhood's board, so it has a pretty definitive geography in my mind. To me, LoDo residences means urban lofts. And call me old man that yells at clouds, but the urban appeal has taken quite a hit the last 6+ months. Restaurants/bars aren't fully open or have closed, public transit is about to be zapped by a budget shortfall and reduced ridership, and there aren't even sporting events you can attend. This is to say nothing of the real problems of homelessness that are very much in your face downtown.

I get that travel ain't easy, but do yourself a favor a and fly up here to see for yourself before you commit to something. Seriously. Flights are a lot cheaper than a lawyer to try to break a lease.

But call me if you need a lawyer. Lol

It ain't downtown livin, no bones about it. But we love where we live. We have a huge amount of restaurants, many of them local, 4 breweries, a top notch event center, great rec center and pools, skate park, tennis club, an outdoor ice skating trail, a quaint downtown with live music and events, free live music and movie nights in the summers, a beer fest, an oktoberfest, parker fest which draws in people from all over, farmers market in the summer..

Etc., etc

Glad we bought here in 2012 before it all shot up 50% in price.

I'm in Arvada, which I love. There's a nice historic Olde Town center with botique shops, breweries, and restaurants. And a nice light rail stop that runs to downtown.

Berkley is also a nice area with classic houses and many cool places on Tennyson. Post Oak BBQ is a Texas BBQ joint and amazing. Lots of other good stuff as well. Not too far from downtown (if that's where you're working). Easy bike ride.

Have y'all tried Barbosa's Barbeque? Personally I think it's the best in the Denver area and I believe the pitmaster is an Ag. I tried Post Oak and didn't think it was anything special, but that was also shortly after moving here from Texas. I'll say nothing here really compares to Franklin's, Snows, Cattleack, etc.
