So can anyone recommend a realtor? We'll probably take a trip out there in 4 or 5 months to scout out areas to live.

Who is everyone using for their ISP. From my preliminary research, looks like the options are pretty limited. FiOS has spoiled me.

I've got CenturyLink in the southern suburbs and I'm less than pleased.

Only other option I know of is Xfinity, but they won't run coax into my house since DirecTV is using it. I'd have to run the coax myself, which I'll probably do this summer.

We're on the ground in Denver, but not staying for good until I find work. It isn't easy landing a private sector legal job without bringing immediate clients, even with top 5 law degree and 8 years as a federal prosecutor. Any leads appreciated, else it comes to hanging a shingle.

Former North Denver, current Steamboat resident here.

Really no comparison but a few things someone moving to the Front Range should be aware of:

Unless there was a big change after the Blizzard of '03, they really don't remove snow there, they count on meltoff within a day and just do major roads. Normally works, but then you might get the city shutdown for a week like in the spring of '03. Typical winter in Denver is sunny and 40's-60's until a front hits then it's 2-3 days of anywhere from -20 to 20. In the mountains the record I've seen in the jeep is -42F, which even with the sun out does not feel as cold as you would think for longer than you would think.

Get a 4x4, especially if you plan to spend any time in the mountains in the winter. A jeep if you plan to spend a lot of time in the hills, lost of off roading to be had, Subaru is the car of the city, Jeep in the mountains. Bring it with you from Texas if you can, both bring a premium in Colorado, especially Jeep Wranglers.

40's and sunny, with no more than a light wind is shorts/tshirt/vest weather.

Denver is officially alpine desert, which means that most of the year its way better than Phoenix, but in late July/Aug it will sniff 100 a fair amount, but 100 in Denver is far better than 100 in DFW or Houston. Rain is feast or famine, the worst flood I'd ever seen was in Denver in '97. Dry to feet deep back to dry in 8 hours. Rarely happens but does make hill country flash floods look like amateur hour.

Taxes. The RE taxes on my bro's house in Conroe, were more than my RE/Income tax combined. My house was worth $150k or so more.

It is a little pricer to live in CO vs Texas, overall I'd say 5-10%, but the outdoors more than make up for it.

Denver A&M club is a great bunch! Wish I could get down there more often for game watching and generally hanging out, but if your situation allows you to live in the mountains vs Denver, just do it. Despite being 20% more expensive, I've loved every minute of living in a ski town vs Denver, and I liked Denver except for the dog days of summer.

In short we should have kept CO when we joined the Union.....

HTH

PM if you have questions.

I’ve been in Denver since 2009, and it sounds like things are different from when you lived here. I’ve never seen the city shut down for more than a day or so. I’ve had maybe 3-4 “snow days” (for work purposes) in 5 years. I’m really impressed with how well the highways run even when it snows heavily. As far as negative temps, every year there has been either 1 or 2 stretches of 3-5 days with negative temps, usually in January/February. Seems like -12 is the coldest it’s been, and the highs are usually around 0 on those days.

Agree. 40 and sunny can feel amazing after a stretch of really cold weather.

I’ve never heard Denver compared to Phoenix. The average highs (and lows) in Denver are 20-25 degrees lower than Phoenix from May to August. I’ve heard that Denver averages about 35 days/year that reach 90. According to this link, Phoenix averages 80 days that reach 100 between June-August, while Denver averages 28 days that reach 90. From my experience, it seems rare that it gets above 93-94*.

I hate rain & being “rained in” like it often happens in Texas. So I love it here; golf almost never has to be re-scheduled due to rain. I played 4 rounds in the South last week (Tulsa & Birmingham area): one was rained out after a few holes; one was a 2-hour delay to start & rained half of the round; one rained for 6-7 holes. It sucked. It rains enough here to keep things lush for 6-7 months out of the year; I can deal with it being dried out the rest of the year.

Completely agree.

I think it takes a rare breed to live in a mountain town. That’s why most people live in Denver & enjoy the mountains on the weekends. I love the mountains for a daytrip or for 2-3 days maximum. I could see myself spending more time there when I retire though.

One of the many reasons I love Colorado is that it is not Texas, and it is really different from Texas in most aspects. Nothing about Texas appeals to me.

As a recent transplant, I miss good BBQ, good tex-mex, and I wish this state was a bit more conservative.

That's about it. Better beer, pizza, and outdoor activities here.

However, there is a joint outside of highlands ranch at 470 and broadway that I always enjoyed.

What my buddy Jetpilot86 was talking about was a particular event which you've never seen and probably never will see. In March 2003, we got 48 inches of snow in just over 24 hours when I was living in Highlands Ranch 80129. I had some jackhole get his Tahoe stuck in the snow at the end of my driveway and he just walked off and left it there. Two days later, he finally came and got it after my neighbors and I had shoveled all the snow out of my driveway and created a little path so I could drive around his vehicle. Good thing I could get out because a friend who lived up the Canyon from Golden was trapped in his house so he left his Avalanche tickets at The Pepsi Center Will Call for me. That was nice. Once I got out of my neighborhood, the main roads were in good shape.

While I'm thinking about it, during my 4 years in Denver 2000-2004, I saw it snow in every month except for July and maybe August. Had a few snow days for work but worse, got stuck on the road at least twice when they closed DIA. One of those times was great because I got to party with a HS buddy in San Diego for an extra day until I could get a flight back to Denver.

Hollywood, you've lived a lot of different spots. can you rank them?

(granted, it sounds like you had some bad luck with the weather in Denver so that might be a bit influenced)
