I predicted years ago that the Texans, Astros, and/or the HLSR would move to Montgomery County someday

to get out from under the thumb of Harris County and its crazy leadership

and to move to a safer, more attractive surrounding area

the south loop is not where anyone wants to be

What no one seems to be thinking about is the Astrodome is chained to the NRG grounds due to the county's mismanagement. Which severely limits what renovations and improvements can take place moving forward to any facility on the grounds. The Astrodome also eats up a large amount of the county's sports budget just to keep it a derelict rat infested dump that is unusable. Dead center of the the NRG grounds.

Add in the county is already unable to fulfill maintenance and improvement obligations to the grounds in agreement with the Rodeo and the Texans. I wouldn't be surprised if the county's failures ultimately force both to create a new project elsewhere. Especially if the county can't meet their financial obligations.

Due to some of the things I've posted, some of the preliminary numbers for renovations and catching up with maintenance are coming in more expensive than just building new.
The Raiders stadium in Las Vegas ran about $2 Billion
Mercedes-Benz stadium in Atlanta was $1.6 Billion or so.

You honestly think that renos and maintenance will cost anywhere near the cost of a new stadium? Maybe if the new stadium was a run of the mill Roman Colosseum or something simple. But today's costs are stupid high, and no way in hell would a new stadium be built without being the absolute top of the line errthang.

A new stadium would run $2.5 Billion. Minimum.

Man, just tear down the dome. It's clear they're not going to do anything with it and the rodeo wants it gone as well.
This has needed to happen for decades. Voters said so more than once as well. But ole what's his face couldn't let it go and it cost him the county judge position to a tig ole bitty'd moron that cries a lot.

If that were to happen accessibility would have to be improved significantly. Because every single road up there sucks balls without a stadium and 75k people trying to worm their way into a single area.

I grew up going to the Dome. I still hold it in awe.

But the time has come and gone to get rid of it.

Just renovate Rice stadium and add suites and boxes. The Texans can play there instead.

The blue hair liberals in the Rice Village area, might have something to say about that.

Side note: The county has money, they are spending 2 or 3 million a month sending inmates to other jails. Up to 4 jails that are being leased out for Harris County inmates. Plus the sheriff's office just received a $1.20 raise. Let's not count out all the overtime that's being paid out.

Harris County is just hoping the voters are stupid and take the hit for paying for the stadium.

Now you're onto something.

Redirect about one years worth of that spending into renovating the dome into an inmate facility.

Or better yet, "THUNDEDOME!!"

The "renovation" the Texans are fishing for essentially involves building a new structure around the existing one so that they can have space for restaurants and bars while gutting out the inside. I would think that can be done for less than a new stadium but when they say they want to rennovate NRG, this is beyond repainting the walls and putting in new carpet on the club level. Below are the 3 architectural proposals they have received.

I would not be surprised at all at a stadium in southern Montgomery County. No inside info on this but with the Grand Parkway, Hardy Toll Road, I-45 interchange in northern Harris/southern Montgomery County, this would not shock me considering the money up that way.

It would have to be south county but that area you mention is already a **** show with traffic. I can't imagine if they put a 70k + stadium there as well.

Could definitely work for football and HLSR (assuming road/infrastructure upgrades in the area) but baseball would be challenging with an 81 game schedule.

Unlike the Rangers picking suburban area over urban, here you wouldn't be moving to the central part of the metro area; you'd be moving far away from central and coastal population of >6M to a county with 0.7M people.

Yeah the Woodlands/Spring is growing rapidly and has plenty of money but it's just a numbers game on trying to fill 40k seats 81 times per year.

Spending public funds for playgrounds for billionaires is just so dumb. Thr NFL Ccan start to finance these things as well.

Have the Texans sign a 50 year lease and give them some sort of property rights do they can pay for a new facade and bank off of it.

Then blow up the useless astrodome.

Where it should've been all along. Astros, Rockets, Dynamo, and Texans could share parking and have venues within walking distance of each other along w/ multiple light rail lines nearby.

If the Texans actually got a new stadium, what would happen with the rodeo? I can't imagine that a new stadium would also include all of the convention space that HLSR uses.

The county did a really stupid deal with the Texans when they built the stadium, and the Texans receive more credits than what they pay to use the stadium.

Crane has bought some real estate to develop around the stadium so maybe he's more anchored down.

Another sign of how time passes by is remembering when Diakin (Enron Field), Toyota Center, and Reliant (NRG), were all built back to back. I also agree that of the three, NRG is the boring one of the trio.

Toyota doesn't feel terribly outdated, even now I don't feel like it's aged poorly. Same with the ballpark, except the restrooms. NRG was doomed from the start with the novelty grass, and a roof they open once every 5 years. If they didn't bother with the cost associated with those boondoggles, maybe they'd have had a better looking stadium.

What Toyota Center got right as far as the modern stadium/arena trends for making sports teams extra money was making all of the lower concourse seats along the sidelines be premium club seats. The Rockets can charge extra for that premium club experience. Plus they already have some courtside suites under the lower concourse that some of the people in the first few rows have access to. Now for most of us, that does nothing. But for the team they aren't "missing" out on revenue opportunities because of their facility. The down side to all of those prime seats being club and suite holders is those seats are usually empty on tv as people are there to socialize rather than be sports fans. To me, the arena concourse is rather bland when compared to AAC in Dallas but most arenas are pretty much the same once you get to your seats. My biggest gripe is the upper deck is on top of two levels of suites so the "cheap seats" are really up there so for a basketball game its too far away from the action to be worth any price for me.

This wasn't the case originally as they had it open if the kickoff temp was between 60-80 degrees I think. I sold beer there the first 2 years (to get into the super bowl) and it was hot AF for many games, especially the seats in the sun after a noon kickoff.

The should open it for rodeo as they're at night in March. Wonder how the acoustics are with it open.

Those sideline seats have access to a nice club bar/food area on both sides too. You can access this by taking the stairs from the upper bowl, exiting on the suites level and riding the escalator down. Screen shot some tickets on your phone and the usher will let you down to upgrade your seats too.

Plus they now have a cheaper club section at the top of the the lower bowl on both baseline sides, I think called the Sire Spirits Social Club.

Back in 2010 or so, there was a meeting between the sheriff, county judge and commissioners at NRG stadium. The discussion was turning the Astrodome into an inmate facility. The reason the plans fell through was money, manpower, and inadequate amount of toilets. There was not enough toilets in that building, to suffice having inmates inside the dome. So the plans were scratched, and the meeting concluded. Apparently some person with jail standards, came up with a number, that if a cell book is around 500 square feet and has 3 toilets, only 24 inmates can be in that space.
