How does an insurance agency justify not paying for roof damage after a hurricane unless it was a neighbors tree?


I have bare plywood decking exposed as it ripped tons of shingles and underlayment off. They just want me to patch it and say I don't need a new roof.
Put it on yourself if the decking isn't damaged.


I have a bad neck and back (previous surgery). Plus I've already relocated so it's not an option anyways.


Your roofing company should have covered and sealed the holes in your roof after photos were taken for insurance... and should have checked back in on you after each rain to make sure its holding.


They did and have. They patched it like 24 hours after Beryl, which is why I'm using those guys.


Totally get that. I'm just saying that if you have bare decking exposed, you need to get back in touch with the company that did the emergency cover up. (I think I misunderstood you on this though- guessing the patch is coving the exposed decking- i read it as you currently have exposed decking that is open air).

It sucks that people are still waiting on roofs from after Beryl though. Hope they get it taken care of quickly for you

I sent insurance pictures of the bare decking before the patch job. They act like I should just patch the rest and call it a day, which no buyer in their right mind is going to buy a home that needs immediate roof replacement.

You can go through a public adjuster, who can argue policy with your insurance company. It takes longer and costs a bit (if you haven't already).

Still in a war with Allstate over derecho damage. Public adjustor definitely helps, and they can help go to legal if needed

I bit the bullet and got a new roof (was approved right before Beryl). I'm with State Farm. The process was completely no hassle (I honestly couldn't believe how easy it was).

I flipped the coin because my roof is 12 years old and we had hail 4 times in the last year (plus a storm in June 2023 that did some damage). Even the adjuster said I was right on the cusp of waiting too long and being denied because of age. His advice was to get going on the roof ASAP after approval.

Premium went up significantly this past year, and I'm assuming that was at least in part because of the age of the roof. However, I also previously had a "discount" for no claims. None of my bills say how much this "discount" was. I am planning to submit the proof of the new roof so they can note that on my policy.

For those of you who have been through this, how much did the loss of the "discount" cost you?

I'm guessing my premium will still go up in Feb, because of the claim and the storms this year. But, I didn't want to risk being completely OOP for a new roof to the tune of $20k (deductible is just under $8k)

Just curious, but what do you mean by "...denied because of age"? I am with State Farm, my roof was the original from 1998. We had a strong hail storm that came through in late March.

I had to fight with the lazy adjuster as she was trying to claim only 2 slopes were damaged. We finally got our claim moved to another adjuster who actually came out and got on the roof and agreed that we had total damage.

Fully covered except for the deductible. The State Farm estimate was even a thousand more than our roofer's estimate which I had uploaded to the State Farm site.

I will find out next April if our premiums go up and by how much as our claim was not completed until June.

I helped my dad put on a roof when I was in middle school. I was so scrawny at the time, I couldn't even haul the bags of shingles up the ladder.

Nothing like hammering all day in the hot, Panhandle sun with the wind turning you into beef jerky.

What you are talking about is a new policy right? I have heard that from others that insurance would not cover a new policy on an old roof.

I have always had State Farm and I think from the other person's post, they already had State Farm too.

Why would State Farm deny his claim (should not have anything to do with age of the roof)?

As I said in my post, my roof was 26 years old when I put in my claim in March...no one said I would have my claim denied because my roof was too old.

That's basically what the State Farm adjuster told me. If you wait too long to replace the roof, then they can say that the majority of the damage is due to age and deny your claim.

The adjuster did say that my roof (and others on my street/in my area) are "aging" faster than normal. I think all of this is BS, but it's a game the insurance companies are playing.

They raise your rates because your roof is 10+ years old. If you wait "too long" to file a claim, they say you need a roof because of aging and not storm damage and deny your claim.

Obviously, this is highly dependent on the adjuster. I had a lot of nerves about filing a claim. I'm of the school that you get a new roof when it's leaking (or severely damaged). But, given what I'm paying for insurance (and the fact that it just keeps going up after the 10 year mark), I also don't want to be the only sap who ends up paying completely OOP for a new roof. Or, worst case, end up with a roof that is "uninsurable".

My claim was paid in full (minus my deductible), but this situation really puts homeowners between a rock and a hard place. And I understand why the industry is a mess right now - this really shouldn't be how it works.

Sounds like you lucked out and had a great adjuster. Mine said this is an ongoing issue right now. He also said that the company can randomly "audit" his claim approvals. Meaning, if they drive by your house and disagree with the adjuster's conclusions they can override the approval. Which is why he told me to have the work done ASAP.

He also happened to approve my neighbor across the street for a new roof on the same day (maybe he thought that might raise a red flag about his conclusions - IDK).

My adjuster works directly for State Farm (he was not a contract employee).

That's interesting! Both of us have State Farm...and I never have heard what you are saying.

My neighbor has State Farm also and had the exact same adjuster (the first one) and she did the same thing to them....only 2 slopes damaged.

Their roof was 26 years old too. They fought State Farm also and finally got it all covered, but nothing about being denied because of the age of their roof.

What a racket!

With USAA, roof is maybe 15 years old. After the dejercho we had an adjuster out and he said it was fine. We have a few 1" HOLES from falling branches.

There's a massive amount of fraud in roofs and homeowners insurance and they should not be 100% coveted if 20yrs old. It's a depreciating asset.

We now expect to pay out of pocket in 5 years for a new roof.

I would be completely ok with this if the insurance companies weren't raising rates solely because of the age of your roof (with the ridiculous idea that anything over 10 years old is some sort of increased risk).

My house should be paid off before I need another roof, so that should give me more flexibility when it comes to the deductible (hopefully I can raise it to lower my premium). But at the rate insurance premiums are rising, though, that may be wishful thinking.

There probably aren't two things more correlated than home insurance, roofs, and hurricanes though.

I was midway through helping some friends of my dad put a new roof on our house when I was 13 when Alicia hit. My brother and I were on the roof trying to put extra tacks down to hold the exposed tar paper that hadn't been covered with shingles yet the night before the storm came ashore.

The last two times I had roof damage, I had a roofer out first to make sure there was enough damage to be worth a claim. They marked the damaged areas they noted and when I had the insurance adjuster scheduled, I had the roofer meet with them and go up on the roof together. Had no issues or questions about getting full replacement of the roof either time.
