Board thoughts on what areas you guys like as the next big pockets of growth? The next Katy or Richmond? Something that will have solid to affluent income levels would be ideal with the population surge on the horizon in the next 5-10 years.

They are putting in a ton of family stuff down by Webster. There is a fair bit of room to grow south of league city so it wouldn't surprise me to see some more booming down there

Anywhere within 2-3 miles of the Grand Parkway, particularly on the northern and eastern sides, the west side is already experiencing fast growth

They have been saying for over 20 years that the big growth is coming to the Waller area. They have expanded 290 out to there in anticipation of it.

I'll throw out a long term one, but anytime they widen the highway growth follows and 59 South past Rosenberg could follow. There is a new subdivision out by Kendleton.

Manvel has a ton of subdivisions that are new and huge. The next city area down in Rosharon & Iowa Colony also have a few massive new subdivisions , plus the grand parkway is cutting right through the middle of Rosharon in a handful of years.

Just wait until segments B and C are completed (I-45 to 288 and 288 to 59). Not sure where they are going to get water for the subdivisions, though. Don't know how much water is still available from the Brazos River Authority or from the aquifers in that part of Brazoria County.

I imagine roads are the only thing keeping the rest of Brazilian County from exploding.

All areas of Houston Metro. Especially along the newly built sections of Hwy 99. The easiest access areas will be developed first, just like Beltway 8 30 years ago did.

Land for developers has gotten very expensive in some zip codes like Tomball, Katy, and Mt Belvieu. So many starter type and mid level homes will be built along 99 North of Mt Belvieu to the Hwy 59 area.

There was something like $2 billion in growth for Waller County the past few years. With the massive neighborhoods going up along 290 and by Waller High School, it is going to continue

George Ranch area of Ft Bend County. One large MPC starting construction this year for where the next extension of the Grand Parkway and the Ft Bend Tollway (extending over the Brazos River) will intersect in the next few years.

From in-town you can get out significantly past 99 on 290 faster than you can getting to parts of Bridgeland and Towne Lake for sure...considering how busy some of the main arteries in Cypress routinely get. We are in Towne Lake, and love most everything about it, but it takes us a while to actually get to 290..or from 290. There are times I wish we had waited and looked into newly developed neighborhoods closer to 290...like that one at 290 and Mason that is partially completed. Fry Road and Barker Cypress can suck during rush hour, or even just on a nice weekend afternoon when everyone is out and about.

Manvel right now. Iowa Colony will follow shortly after. I can also see Arcola and Juliff getting more gentrified over the next decade as Sienna fills out and more and more people move south of town.

Which all sucks for us already living that direction. 288 used to be an easy drive until you go to about Airport, give or take. Now it is a charlie foxtrot both directions from 1462 north and will not ever get any better.

BWA has a lot of available water rights to sell and the Chicote aquifer is easy to get to as well and provides good water.

At some point though, subsidence will happend and a new subsidence district will be created, which will put the kibosh on groundwater production. I keep hoping desal will come along, but I've been hoping for that for 25 years now with nothing to show for it.

And dammit, this thread depresses me. In 10 or 20 years every damn place that was once remote and peaceful in the area won't be and I'll have to find a new place to live.

They're hardly an issue now unless you believe everything you read on F16 or hear on Michael Berry. Most people don't even know where they are. There is plenty of open space up that way. To show undeveloped that area is, there's not even a Buc'ees.
