It's interesting to imagine how different development in Western Brazoria County and Fort Bend County would be if that had happened, or there simply was a better connector into Houston between 288 & 36.
I wonder if there are too many landfills and or old well sites, or just large landowners who haven't been cooperative. But it seems so obvious that infrastructure expansion should have already happened in that direction. Now that NIMBY's are shooting down new road proposals out of Harris County, nothing may happen for a while.
Couple of things to note. The Fort Bend Freeway exists. Fort Bend Tollway…. Follows that exact path. There is ROW already bought that takes it all the way to the Brazos and would continue. Not sure it will ever be extended over the Brazos, but the ROW is there. Certainly won't happen before the Grand Parkway is finished.
I don't think they have even raised the funds for these last few segments (could be wrong).
To address the original post about this, there are many issues that keep development reduced in the river bottom area between 36 and 288. Much of it is flood plain/floodway and would require extensive bridges to connect. Also this part of the region is very hard to drain. Many development land deals have been killed over the years because of engineering issues. Also before this last legislative session, Rosenberg has too large of lot requirements and Rosenberg ETJ is a huge jurisdiction (which at the time had the power to enforce 60' lots.
Agree with most posters. 290 corridor outside grand parkway, 288 south, essentially all major highway corridors. Just diff type of growth. Baytown/MB is a good example. Blue collar but high paying plant jobs. Developers cater to different demo trends and industry growth locations etc.
