Same. We haven't done anything either. The only change is people paying insane amounts for houses in my neighborhood. If I didn't have to buy, I'd put it on the market and take the money.

Not property tax related, but there was a thread on my nextdoor around people buying houses and they've been vacant since. I was pretty surprised by the amount of people chiming in saying they've had the same with their neighboring houses.

Basically the same, also in the Heights. Much better than I feared - we did some speculative math on what we would list our house for if we sold it and it was +17%

Man - that absolutely blows. Need to obviosuly fight that one with all you got. Purchase price should be very persuasive.

That's a very easy protest with HCAD. 99% chance they'll match it if you send in your closing statement.

I feel like HCAD rolls the dice with insane valuations on homes recently purchased. Worst case they get the actual purchase price for their dataset and best case the owner doesn't protest and they get to tax rape you harder.

A 26% increase.

Property taxes are rotten to the core. I've been thinking about putting in a nice backyard deck and a pool. That would absolutely blow my appraisal up.

Bought our house in 77068 in Dec 21. HCAD shows +45% from 21 value with no improvements since and +15% over appraised value and purchase price.

Can I include our appraisal in Dec of 21 as evidence or only current comps?

Also, I went to Jubally.com and tried the property report summary and for "Market Value" it is about 18% lower than what I see on HCAD, but it says the "Market Value" is "The 2022 Market Value for this property as reported by the county in the public records".

So does that mean the market value it is showing is what HCAD is giving it? Because I see a way higher number on HCAD?

All you really need is your closing statement to prove the purchase price.
