Considering the population of Prosper is around 42,000 as of this year… the overlap of ISDs in this area must be insane or the average couple has 5-8 kids.

Makes the idea of the bond package that much more insane.

Prosper ISD grabs a small chunk of northeast Frisco, a sizable chunk on northwest McKinney, and a decent portion of southern Celina. Rockhill HS is in Frisco and none of the over 2500 students in the zone live in Prosper. So yes, there is a lot of overlap in PISD zoning into surrounding cities.

Emerson HS is a newer FISD school in McKinney, all of the zone is in McKinney. Frisco ISD has two high schools that about half the enrollment is Plano kids. Also fun fact- Legacy West is in FISD zoning but Stonebriar Country Club is Lewisville ISD.

"The Town of Prosper makes up only about 55% of PISD (so please do not get confused when comparing PISD demographic reports with that of the Town's). PISD also goes into the City of McKinney (east of Custer), City of Frisco (south of 380), City of Celina (north of Frontier Pkwy/1461), and Denton County on the far west side of our district. PISD is approximately 57 square miles."

Prosper Town is 22-27 square miles based on which website you look at.

here is the bond website. it has a good map of the PISD boundaries - the town of prosper is mainly the rectangle in the middle following the large yellow lines on all sides but the west. on the west side its basically the edge of the map excluding the top left subdivision.

The ISD is much larger than the city limits.

There's currently over 28,000 students in the district, which is expected to nearly double in the next 10 years... so the bond is set to cover 10+ new schools.

Also, the admin building needs a serious overhaul. That was the original school that was there in the 70s. The water fountains are turned off because the pipes are so old that the water isn't safe for drinking.

Anyways, I'll be voting no to a couple of these but the main one is necessary to build schools. No one up here wants their new neighborhood school to be the cheap version when Hillary, Ashley, and Megan's kids go to the other nice school.

Good info on the reality of the ISD taking up so much of Frisco and McKinney. My mom taught in a school in Garland most of her life but was RISD and all the kids lived in Garland.

I just didn't realize it was that much. I'm sure Frisco and McKinney are thankful for that.

yup, Prosper city limits are small - 3x9 miles. It's a big reason there's such a huge stink on what's going up on the Tollway corridor through Prosper proper. We've only got 3 miles of frontage and developers are wanting to come in and throw up mixed us stuff everywhere. We need some actual commercial stuff to go on, not $1mm condos and nail salons.

You can have a Frisco, McKinney, Celina and even Aubrey address... and be in PISD.

I agree that the mixed-use stuff is generic and less than ideal. Prosper will likely have to hold out and let the land sit for awhile to get some really good commercial, still too much land available to the south. It's filling up, but not there yet. Also, I wonder how much 380 being a disaster is going to hamper development in Prosper. The state and both Collin/Denton County have created a really bad situation up there and are basically trying to fix it with duct tape and bailing wire.

Fortunately most of Prosper has good North/South corridors to avoid most of 380. One reason in particular that we chose not to look at Windsong or anything farther west... and not far east.

Everything to the west is just insanity. We avoid 380 like the plague. The farthest west we go is the shopping center at 423 (come in the back way) and east is Ridge or maybe Lake Forest.

At least 380 is widening in Denton. The stalemate caused by Tucker Hill off 380 is going to screw that area forever. 380 needed to be widened and turned into a raised highway 10 years ago... However, it was never intended to be such a large commercial thoroughfare. The outer loop has taken way too long to complete.

Frontier in Prosper needed to be widened 5 years ago and those new mega developments out there is leading to some real rush hour congestion. Big reason we never seriously considered Mustang Lakes or anything of that stuff out there.

Celina's through traffic is going to murder us if we don't get moving. Fortunately, Celina sucks even harder at maintaining their roads. It was laughable how at one point the north side of Frontier was like a road in the middle east and the south side was nice (it splits down the middle between Prosper/Celina city).

On the tollway development... not much the city can do. If owners want to sell it to developers they can. We just have to fight like hell on zoning and design. Big problem is only 2 areas have any MFH housing zoned.. Right at 380/DNT (near hospital and gates of prosper) and one small section on the northeast corner of PT and Frontier... All these developers are coming in and requesting zoning changes.

4 high schools. And a 5th will be on the way. 4 schools using 1 stadium is tough.

Kuykendahl is the only actual FISD property.
Toyota Stadium, not sure what the rental agreement is with them.
The Star was partially paid for by FISD, we pitched in $30 Million when it was built and get Thursday and Friday night games there during the season. It's the deal of the century as far as I'm concerned.

The Star deal is definitely the deal of the century. There's reason to getting hammered at MiCo to walk across the street and watch some Friday night indoor lights.

Melissa stadium is 41 million all in. The 35 million advertised plus some extraneous stuff on the back end.

Prosper trotting out a 95 million no bid stadium with two thousand less seats is a grifters paradise.

The bond cant be spent on anything but the stadium so it's not like someone is just going to pocket it.

Also, they've taken into account inflation and rising construction costs. Commercial construction has gotten insanely expensive the last 2 years.

The price for land in Prosper will likely be significantly more than Melissa when time to choose the size and build. Likely at least 500k and acre. This also won't be scheduled for a number of years.

They ran out of money on the last bond to build 2 schools during Covid because costs went crazy. Money had to be taken from the operating budget to finish them.

It's hard planning to raise money for 15+ schools that will be built over a decade.

P thought the Mansfield ISD stadium was ridiculous when built in 2006 for $30 MM. Who knew it was a bargain?

Northwest ISD passed a nearly $2 Billion bond. Byron Nelson and Eaton HS will each be getting their own football stadium. They will also be building a brand new high school (with it's own football stadium as well).

I believe they have around $90 Million for each new high school football stadium.

Absolutely insane.

He lost me at financing the golf cart… who does that? Clearly all the neighbors in Prosoer are ballers. Especially the people moving from Cali buying Lambos and G-Wagons with cash. Was cool seeing Dak at the new high school Thursday watching the freshman and JV team play. I do agree Prosper is not for the lol poors.

Seriously, there is truth to both sides. There are some very annoying people here. There are also some great people here. I have lots of clients that live in Prosper and they are as solid as they come. I don't think any of them have neon orange lambos...

Maybe. Who knows. But the guy has 1 kid in HS and another that's already graduated. So I'd guess he's late 40s. Prime earning years. As an exec at a massive insurance company, he's likely making at least $500k year. And has been for some time. They're probably doing just fine.
