How many more of these housing developments can the market support?

The big question is how is the infrastructure. I'm all for reopening College Main (it won't happen unless the City Council thinks its a good idea, which they don't, if they're like Yancy they're enamored with thinking that Northgate is an "entertainment district"). Every single one of these has its own parking garage, which go through the narrow streets of Northgate to the rest of the city, most of which haven't upgraded in decades.

That's just the road infrastructure, we already saw that thing with Rosemary Drive and sewer infrastructure.

From the most recent P & Z documents, it appears that after quite a delay, the View at 203 is progressing. Road closure plans have been submitted as part of the construction of the project.

That looks nice. Maybe midtown Bryan can be saved.

What is going on at the corner of Boyett and University? I saw a new fence went up there recently.

Owner replacing the fencing due to prior fence being rundown.

On August 6, the crane permits were issued for this project. Expect to see a new crane going up soon.

From the August planning and development filings. This is a crane approval for the property on the northeast corner of College Main and Cherry.

Updated the OP now that Aspire is open. Also updated to include latest permitting or construction status and design plans for all buildings under construction right now. I have not seen any new plans come through permitting or to the Zoning Adjustment board recently.

Someone posted it on FB, so not sure. If I had to guess, I would say the roof of the Brown Chem Engineering building

There are parking spaces on top of Jack E. Brown?

Is that a parking garage? I really can't tell. I said it was a guess.

It could be the Northside garage. The angles are throwing me a bit. In any event, it is a cool picture. I didn't take it so not sure where it was taken from.

I stared at it for a long time and I'm going to have to drive out there sometime this week to figure it out. It's really bothering me. Not enough to venture over there on the first day of classes though.

Definitely taken from the Northside campus parking garage. Essentially right across University street from the Subway.

That's what it looks like to me. It can throw you off because it's a panorama. It was taken from the red dot on this picture - approximately.

Look at the far left side of the photo. Those white lines on the pavement are parking spaces.

It's just a matter of time before those last 4 or 5 houses all get bought and they build another high rise right there

Northgate adjacent, as this is right behind Century Square, but I am going to include it here.

The 55+ community that is a partnership between Varcity and A&M has put out some images of what the property will look like.

As a reminder, this project was announced last summer and this is how it was described in the press release:

Quote:

Texas A&M University has entered a public-private partnership with Varcity to build its first residential retirement community for former students and fans at the main campus in Bryan-College Station.

The Varcity brand standard calls for all developments to be directly on Power 4 university campuses through a public-private partnership. The partnership comes with an official affiliation with and licensing rights to the institution, supporting a truly integrated experience for those who move in.

"After spending years studying blue zones and how to live longer, healthier years, Varcity began in 2021 with the core conviction that people flourish in communities anchored by age diversity," said Varcity founder and CEO Les Strech. "Over the last couple of decades, there have been dozens of university-based retirement communities built near college campuses and they have all been largely successful. It's been a blast spending the last few years studying those and using our findings to launch the first retirement brand within the university space, and we couldn't be more excited to launch here at Texas A&M."

Varcity builds residential-over-retail, age 55 and over living spaces, amenities and services that maximize proximity and community. Varcity at Texas A&M will have a variety of living options from Villas to townhomes to concierge apartments. Residents receive unique IDs with access to a variety of educational opportunities, university facilities and activities to challenge and inspire them for years to come. Varcity at Texas A&M is spread out across 14 acres neighboring Century Square and within walking distance of the Memorial Student Center. Residents will have access to Texas A&M's AggieSpirit Bus Service as well as access to university sports, arts and theatre events. Amenities at Varcity include a food truck court, co-working spaces, a lecture hall, pickleball courts, e-bike checkout, an artisan pastry house, a 3D printing space hosted by Texas A&M students and a tech desk for resident technology coaching.

A few of the images and the site plan:

Varcity recently announced that they will break ground on this development in January of 2027.
