On the College Station new development filings this week, there are site plans for phase two of the Hub on Campus project. Site one is currently under construction at the old Villas of Cherry Hollow and Normandy Square apartment sites. Phase two is planned next door at the intersection of Cherry and College Main. There was a project planned for this site several years ago and site work started before the funding fell through and work stopped.

Hub on Campus phase one is outlined in blue and phase two is outlined in red.



Phase two will be 167 units (500 beds) and is planned to be 107 feet tall (probably nine stories).



Phase one will be an 8-story residential building with 406 units and 10-story parking structure w/ residential. amenities

Press release today on LinkedIn for Phase One of the Hub on Campus project located at 503 Cherry St.

Core Spaces has broken ground on Hub College Station, a 2,201-bed student housing project in College Station, Texas. This marks the company's first development in the city and its first ground-up student deal in this state.

Partners on the project include architecture firm Antunovich Associates and general contractor Treehouse Constructiona joint venture between Core Spaces and Findorff Construction. Core Spaces is handling the interior design in-house.

The 570-unit community will come online ahead of the 2028-2029 academic year and will comprise two seven-story buildings.

Taking shape on more than 7 acres at 503 Cherry St. within the Northgate District, the new student housing development will be about 1 mile from the Texas A&M University at College Station campus and the Kyle Field stadium. The community will have two bus stops at the front entrance, providing access throughout the campus.

Hub College Station is set to include some 60,000 square feet of amenity space, which will feature a 20,000-square-foot rooftop pool deck, a swimming pool, a hot tub, a fitness center and indoor and outdoor social spaces. The community will also have private study areas, collaboration rooms and student lounges.

Texas A&M University registered a 77.6 percent preleasing rate as of May, marking a 3.8 percent year-over-year increase, according to a Yardi Matrix student housing report. The school also saw a 0.7 percent year-over-year growth in the average rent per bed, reaching $861. There were 4,119 beds underway as of the same month.

I guess we will see. Each project is hundreds of millions, so developers will stop once it becomes unprofitable to keep building them.

Northgate adjacent, as this is right behind Century Square, but I am going to include it here.

The 55+ community that is a partnership between Varcity and A&M has put out some images of what the property will look like.

As a reminder, this project was announced last summer and this is how it was described in the press release:

Varcity builds residential-over-retail, age 55 and over living spaces, amenities and services that maximize proximity and community. Varcity at Texas A&M will have a variety of living options from Villas to townhomes to concierge apartments. Residents receive unique IDs with access to a variety of educational opportunities, university facilities and activities to challenge and inspire them for years to come. Varcity at Texas A&M is spread out across 14 acres neighboring Century Square and within walking distance of the Memorial Student Center. Residents will have access to Texas A&M's AggieSpirit Bus Service as well as access to university sports, arts and theatre events. Amenities at Varcity include a food truck court, co-working spaces, a lecture hall, pickleball courts, e-bike checkout, an artisan pastry house, a 3D printing space hosted by Texas A&M students and a tech desk for resident technology coaching.

I don't believe so. I think they have a certain number of units sold to hit before starting construction. I'd take releasing the artwork as a sign things are at least progressing.

Commercial permits were issued last week as part of the Rambler project (24-story project part of the Culpepper development). I hadn't seen commercial as part of that development before and thought it was going to be all residential...

Well, now we have a revised site plan from Culpepper. It has officially added the grocer to the site plans as well as the new entry point approved by the City. The site plan shows a "cafe" but that could just be a resident area. I think commercial permits are required for this type of building due to the public access lobby space. That's why apartments usually show up on TDLR while single family homes don't.

You are probably right. I think any commercial they have planned is for Phase III in the other buildings.

I thought about posting this on the thread started by Mr. Yancy but didn't want to derail it more than it already has been. This is an overview of the ongoing construction in the north end of Northgate. The high density student housing is stretching into Bryan with the planned Langley development at College Main and Woodson. The large Hub development is pretty much the northernmost tract in College Station, so anything further north will be in Bryan as well.

I think College Main between Old College and Cherry has the potential for a lot of redevelopment over the next decade. I am not sure if the city of Bryan has this on their radar for planning and zoning, but I could see that stretch of College Main being a really cool neighborhood with a mix of retail and residential throughout. I see the property where the abandoned small strip center at Adams St. was sold not too long ago, so perhaps we will see some revitalization there.

Great find on digging that up. I am glad to see that there is some thought being put into what long term development would look like there. If done right, it could be a great neighborhood and tie in Northgate all the way to the Midtown Park area.

I went and explored it more when thinking about this and Bryan has done a nice job with the sidewalk and bike lanes. It is a walkable and bikeable area. I could see it being something like a Lower/Lowest Greenville area in Dallas.

with that Veracity project my guess is you can write off any moving Reed to Hensel park. You really want arena/event center butted up next to retirement village.

The arena discussions didn't start up until after the Varcity project was announced (May 2025), so not sure I would agree with that assessment. I think the biggest hurdle (and it is a huge one) is getting TAMU, Bryan, College Station, and Brazos County on the same page.

Awesome diagram! One note: Hub is on the wrong side of the creek. The location it's identified at on the map is where the property owners requested the street stub abandonment from the city of Bryan for redevelopment (likely into something similar to the Hub).

Many of these are based on the premise being new will get people to pay.
Once they start lose that starting boost the initial investors sell to a second company to milk it further.

So its not so much of "how many will the market support" as it is "are we the newest with the most amenities to bring in customers".

It was The Standard and it changed hands last year. My son lived there. The amenities look pretty rough. According to my son, maybe only half of it is occupied. The pool was green and outdoor gas grills didn't work. Exit signs in the stairwells were broken. Smelled like urine in the stairwells.

I cosigned the lease and they offered a free month of rent and $700 cash to renew. I got several calls from what was probably student workers trying to get us to renew. Emails once a day. Sounds like they are desperate.

I suspect this is typical of many multifamily properties, not just Northgate high rises.

That's a recent picture considering how tall Honcho is. The View at 203 site looks the same way it has for several months in that photo, with rebar from the piers poking up. Rogers-O'Brien recently posted topping out photos of Honcho that also included slivers of View at 203. In this photo, it looks like new columns have begun to go vertical compared to the five-plex sale brochure. Some structural work has resumed but I'll remain cautious until the crane gets erected.
