I'd love to still have the text messages this guy sent me when we decided to sell an investment property in Bryan. Made it insanely hard and charged us for ridiculous stuff. Worthless piece of trash and I wish he couldn't do business in this town.

As much as I love limited government, having the industry association handle the punishment never works out for the consumer. Doctors and lawyers never punish each other like they should and TREC isn't going to punish this guy in the manner he has earned. He gives every property company in town a bad name. I manage our family's properties and I know tenants, especially college kids, will leave without cleaning to my satisfaction or damage the property but trying to get departing tenants to pay for non-existent damages is inexcuseable.

I laughed out loud at the $250 / month repayment plan. That's a slap in the face to the people who filed complaints. I hope a lot of other people start filing complaints on him as well.

My ex ran a PM company about 25 yrs ago. She got 50% of the first months rent as a leasing fee, and then 6% monthly as a management fee. Generally, repairs under $250 were authorized without notice. Anything over required owner approval. She encouraged owners to establish a relationship with plumbers and a/c shops and retained that info for service calls. Make ready/move-out cleaning costs were paid by the owner as it was built into the rent. Major cleaning/repairs did come out of the deposit. I did small stuff (light bulbs, door lock changes, etc) for a small fee. She never pulled any of the BS this guy has done. Makes me wonder if there would be a side-gig opportunity of doing a move-in/move-out checklist service for tenants, and providing video/photo evidence of condition of the property.

Pretty sure they get first months now and 50 percent if renew the lease and the 6 percent per months rent

Some also tack on a percentage to any maintenance that has to be done

I started my business in 1991 with apartments and doing some for property mgmt companies

Unfortunately if you take the overcharges to small claims court, the suit must be against the property owner and not the property manager. This is how kyle manages to "win" against the tenants. Also, because he is part owner or full owner in the maintenance and repair companies that he uses, kyle can easily produce proof of payment since he is essentially paying himself.

Assethero used to allow comments on their Facebook page but turned them off because the comments were too negative. It's tragic because Kyle would respond to the comments showing his mindset and attitude

his 2 years just began in May and I am sure TREC is watching him, anymore complaints will or could cause him to lose his broker's license permanently. So everyone knows he won't change so keep filing complaints with TREC and at some point, his days in this community will probably be a thing in the past. Also, it is my understanding you cannot enter his office / building he owns on Barron rd to drop off rent or anything else, I think this rings loud for the kind of business he runs!!!

Yes you are correct I did not know he owned the make ready and inspection companies also

I would still sue his ass whether win or lose and make the judges start being aware of him and his practices

If dufflepud didn't end up with every one of his glorious photoshop masterpieces deleted by Staff, he could probably do a good photoshopping of that mask on the subject of this thread and put him in Frank Gorshen's Riddler costume from the old Batman tv show, but with some dollar signs mixed in with the question marks.

Since the building is locked all the time even during business hours, I would assume it is a way for them to receive rent payments. That building use to be owned by the better homes and gardens brokers and only has one address I guess they could assign multiple addresses but with the way the USPS is working lately I don't think it would work.
