They only communicate via email and text. It is nearly impossible to get somebody on the phone. Also, and I believe this says a lot, you can't go to their office and walk in. All of their doors are locked and you have to speak to somebody in order to get in. I'm sure if you irritate enough people that that's your standard operating procedure

In reading the TREC review, I have seen paint, carpet, and cleanliness fights. I don't know if I would have thought to list missing window screens in my move-in condition form. How would I even know if they existed? There really should be some form that the landlord has to provide that shows every previous deduction. It seems that they came up with a list of stuff that they just go after each time knowing what people don't catch on their move in condition form. When we moved in we pretty much condemned the place by listing everything that we could find or may find.

You should also video everything so you can go back and look for things that you didn't think to note.

I have a friend who rented from them. What a nightmare getting their deposit back. Asset tried to charge them for items that were preexisting. Luckily they had proof of the conditions before they moved in.

I am trying to figure out their business plan. They lease units for a month's rent or if the tenant has a realtor a half a month's rent. They sell the clients on that in exchange for no management fee. They then set up a second company that charges to maintain the unit and do make ready. They hammer tenants without the knowledge of the landlord to make a ton of money.

I guess what I am wondering is why all these people didn't go after the landlords?

They took over as property managers from a wonderful group, Precision Properties for my sons townhouse. We were bummed Precision wouldn't be doing it anymore but now I wonder if the landlord was duped by promises to move their business over. Anyway, good people make all the difference in the property management world. So if you find them, keep them.

Well I have been thinking about what some of yall have posted

I work for alot of apartments andi have a few units also and if anybody really wants to get dirty and get their money back I believe it would be pretty simple



When somebody moves out and they have done damage to the unit some of the complexes call me to give an estimate for what it will cost to repair items in written form

The reason I say the above is because what I quote is what they charge

So if you were charged 4000 for paint there has to be an invoice that he paid out to be able to charge you for that item

If he charged an enormous amount for carpet we all keep books on when that carpet was replaced and it is prorated over a 5 -6 year term

Maintenance maybe a little harder to prove if any but if you had been hit for 5,000 and below I personally would represent myselfin court and make them bring all the info with him

Judges in this town are tenant minded so if the management company is just making up prices they will be in a world of hurt

All prices charged has to have a invoice paid out

THIS IS JUST MY PERSPECTIVE AND DIFFERENT COMPANIES MAY DO DIFFERENT PROCEDURES

Glad something happened but it's not enough. Scammed my roommates and I with claiming damages at $3000 at move out, and it sounds like we got off easy compared to others. I moved out of state after graduating before the lease was over, so going to civil court wasn't much of an option.
Their yelp reviews are entertaining for those interested.

Many years ago in the infancy of this group I was looking for a management company to manage my properties. Needless to say I decided not to use them.
I drive around the Southside while students and their parents are moving out. What I found over and over was that tenants were being charged for window screens that never existed.
There are a bunch of us that own and manage our own properties that have great relationships with our tenants. The Apartment assn. can get you a list.

I would really like some lawyer to get access to all the property history. The window screens alone make it sound criminal and not civil.

Glanced over at the Asset Hero headquarters while I was picking up tacos.

Do they lease that headquarters? I would hate to see their landlord get into them for the condition of that siding on the building. That's not a good look, what with the exposed insulation and all.

But keep on charging students for a missing window screen or a dirty ceiling fan blade.

I rented apartments, duplexes, and homes from 2005 until 2016 when I bought my home (undergrad, grad school, early career) and never lost a penny of my deposit.

Granted, I did some crazy stuff moving out like retexturing and painting a wall where my tv mount screwed up the paint real bad, or recarpeting a closet that my dog chewed up, etc.

Did I just get lucky with my landlords never trying to screw me?

I got popped when I moved out of a duplex for a "cleaning fee" which was BS because I left it spotless. Plus a cleaning should be expected. It's been so long that I have no idea who was the rental management company. But other than that I fared well.

I don't pull that crap with my renters. My last ones broke a door and we just charged them materials to replace, not even labor. But we don't have a company managing them at this time.

My daughter wanted to live with a couple of other girls in one of their properties and I refused to let her pay a penny of deposit because I'd had experience with that scumbag. One of her roommates paid the the deposit, so I agreed she cooties live there. Two years later when they graduated and moved out, you guessed it, didn't get a penny of the deposit back despite the house being cleaned to the point of spotless.

Anyone who rents from them is an idiot.

If you are leasing a property, if you aren't taking 100 photos or more, you are not doing it correctly. In this day and age, take two of three of each side, one of each window, door. Every wall in the house, floors in each room. Every light fixture, inside each closet, kitchen cabinets, sink, utility room, ceilings.................. CYA.

Years and years ago I rented a house in Southwood valley for a couple of years after we moved here. I did take all the photos. The Doctor who owned the house tried to ding me for the whole $1500 deposit. I proceeded to send him the photos and told him that if I don't get my deposit back within 30 days, I will see him in count. I got it all.

It blows my mind the balls that some people must have to rip people off so blatantly, especially when he lives in town. You can just look his address up in seconds, I'm curious if anyone has ever showed up at his house to settle things in person.

Wayne was THE investigative reporter in Houston for years. He was at KTRK for decades. He now does his own reports online for his consulting firm.
