If the water is from rising water in the flood, I would advise NOT to absorb the water with towels.

That water could have untold germs, bacteria and other toxins in it. They will stay in the carpet and enpad even after it dries out.

Looks like it was wet below the windowsill the Sheetrock is wet but only in certain spots. I could be wrong and it's the roof but dripping down to the window.

Plus, no flooding at my place. Just some water build up in the backyard due to poor drainage(clogged French drain).

Went in to grab some stuff from my home in country village (Lakecliff dr) water has receded 6-12 inches since we evaced on Wednesday morning. No flooded houses on my street but water is still too high to drive vehicles out. Had to wade in from mossy stone. If the current rate of decline continues, maybe I can get the cars out on Sunday. When we get power is another matter. I'm one of the lucky 4% of centerpoint customers that still doesn't have power.

Don't sell yourself short. Center point outage map shows 0.59% of its service area is without power. That's elite level territory.

Check the window alarm sensors. You'll need to check the seal if present. I had one rot out a floor joist in a house I bought. We learned The previous owner did not do any maintenance.

Just drove by. Briar forest and woodland park is fine. Woodland park was flooded but passable in a truck. Briar Rose woodland park looked impassible. Water bubbling from sewer but water receding slowly. I did see a lifted truck make it out of inwood.

Are there homes that need help with clean up on the south side of the bayou? It seems since waters haven't receeded much most really aren't in clean up mode yet.

Right, south side is going to be crazy in the next two weeks once water recedes. Does the damage get significantly worse when water sits in homes for that log, or is it about the same?

We just returned from visiting our house in Barkers Landing. We started taking water on Monday night and left Tuesday noon with water about shin deep. Based on the stains and debris, the high water mark was 4"above my knee. It's currently about 12" below that high water mark.

We grabbed the arsenal, all the magazines for the arsenal (left the ammo), and about 6 contractor bags of clothes, sheets, documents, computers, etc.

Shocking was that the electricity was still on. We were cautious and planned for it but didn't think in a million years it would be on...we were able to access the panel from the boat and shut off the main and breakers before we jumped out of the boat.

I'm starting to get angry they are going to keep us flooded so long. If I could get in there now and demo, it wouldn't be a total gut job...but if water stays for a week and mold starts growing on ceilings it will be. And that difference in cost to me is probably $75k easy.

are they doing any sort of demo/recovery on the homes that have a little less water? I was about to walk up that direction and see if I can help.

I hate it too that all this flooding is due to the release rate chosen. 4,000 cfs and we would be drying out like the rest of the people downstream. But this is the very reason the Army controls the dam. Local politicians would be in a shouting match. The Army is going to do what what they feel is best for Houston as a whole. We are just the ones that have to pay that bill.

Bingo. The reality is awful for those of us downstream, but if another storm made its way to us in the next month and those reservoirs weren't down, we'd be dealing with failures and massive flooding/loss of life potentially.

The hardest part is that you can't just ask for understanding of people losing their homes and expect that it'll be ok. In an ideal world it would be, but it's very difficult to explain this as a sacrifice for the greater good when there really isn't an apparent imminent threat or danger.

Yes, damage gets much more extensive, for both time and depth. This is just my experience from building houses in Houston years ago, and following some Hurricanes and rogue Tropical Storms.

Generally, anything the water touches will need to be removed and replaced.

Assume 2-3' deep, just for grins:
In general, wiring to all plugs (@ 14") must be re-pulled. You will have to bleach and clean all exposed framing and wood - to stop Black Mold and bacteria. Replace all wall insulation, and also check exterior sheating behind brick, replace all siding and trim exposed to the water (Vertical = replace whole sheets). You may also consider replacing the meter can and breaker box

For 1 - 2 days (minimum demo, IMO)
  • All carpet, padding, wood floor removed and replaced. Tiled areas may need to be replacing, grout may be discolored.
  • Sheetrock @ 4' level, bottom run removed (they invariably run it horizontally)
  • All cabinets, countertops, door & base, window trim. Exterior doors & frames - Steel may be ok, but FG may discolor and wood is toast.
  • Tiolets & Tubs may survive, but replace the seats for sure
  • A/C Condensor (O/S unit). And definitely don't run it whilst doing this hot sweaty work - it will spread stuff all through the system
  • Check all studs for warping (it will show up after you re-sheetrock)

For > 3 days , in addition to above:
  • Water will have climbed up insulation & sheetrock - strip all walls
  • Ceiling sheetrock will be saturated - remove it and all insulation
  • Mold and water damage to framing may be more extensive,
  • A/C Ductwork, minimum, possibly the air handler unit as well.
  • I suggest you consider replacing all brick and Stucco. Some of the sheathings used do not survive time very well, and water will completely destroy them.


For many houses, complete teardown may be required. Yes, this is pessimistic, but it doesn't take long, or very much water, to introduce rot into the wood. And black mold is more durable than Cockroaches. It's not just about a house you are rebuilding, it's your long - term health prospects as well.

i took the bike through Village Place then across Kirkwood into Country place and as far down briar forest to DA as I could go.

Still a ton of standing water obviously. Talked to some people who said it's receding at 4-6"/day last couple days.

There wasn't anyone working on their houses in my area. Everyone seemed dry. They had just been or still were mostly flooded in.

It's starting to get a little ripe....

Still decent amount of cops and SWAT vehicles out. Centerpoint and some rescue buggies out on Kirkwood also.

Where are you hearing this? We're off of Memorial and Benignus...wondering how widespread that might be.

Went to the fire station (between Kirkland and Wilcrest) to drop off stuff and someone was there asking them about. They said they'd heard chatter about it, but nothing concrete yet. I have a hard time believing everyone would be without power for two weeks though
