With the Creek Bend Environmental Site Assessment, there are a lot of parallels on what just happened in Houston.

Corporate greed over environmental well-being.

They're going to poison the very people they claim they are trying to help.....and the rest of us too!

Just curious, but the video is about Houston apartments being built near a prior toxic landsite. What's the similarity/relationship with the SA area? Is there an environmental hazard there too?

He doesn't want the apartments because it's for poor people. He's worried about his property value.

Borgfeld and 281 is nothing but rocks and dirt. Environmental impact? Ok.

Edit: I live on Borgfeld. We have bigger problems.

Notice how News4 didn't put anything in their story about "environmental" concerns when someone gave them a couple quotes. It's about "crowding" and "traffic" back then.

Interesting, all things considered.

When we first did the news story, we didn't know about the fact, that the property was used as a landfill. It wasn't public information at the time.

But yep! 100%! All the other concerns too! Property values! Crime Section 8 always brings! In fact, Texas A&M Dept. of Economics did a study on it as well. And most important for me, is the already overcrowded schools. The environmental report is in the video. I went to the Capitol building in Austin on 7 November and made my public comments to the TDHCA Board. For the Section 8 Affordable Housing project reviews I sat through, a number of them had some type of environmental problem with the property, with TCEQ holding them up, etc.

So, let me ask you Obi Wan Ginobili....you want this on Borgfeld? The majority of us don't. If you think traffic is bad now on Borgfeld....just wait until these apartment go up right at 281 North and Borgfeld...in particular when they put a VIA bus stop there.

Yes, hopefully that came across in the video. The Environmental Site Assessment Phase I report shows a number of problems on this property, including radon gas, vapor encroachment conditions, polychlorinated biphenyls (highly carcinogenic...stunts endocrine/reproductive system development in youths, been outlawed since 1979, etc.). The tax credit application for these low-income apartments has the environmental report in it, and it recommends additional environmental impact studies be performed, which means obviously there is something wrong with the property. And yes, Obi Wan Ginobili.....we did NOT know about the environment report back in October 2023 when we first found out about these plans.

So here is the deal. I'll talk honestly, since someone on this thread needs to.

No, I don't want apartments built at that corner, and when apartments do go up, of course I would prefer they are luxurious and increase my already inflated property values so I can continue to hemorrhage money to Bexar and Comal county to pay for services I don't use, like Pieper Ranch schools where your kids go. I don't have kids, but here we are, paying taxes anyways.

HOWEVER.

Your video is nonsense. You can't say "the environmental report is in the video" when it's a screenshot of one page that you can't read. That's not proof of anything. You also can't show a bunch of Houston news stories and say "SEE THIS IS EXACTLY WHAT WILL HAPPEN". You are talking delusional, I think we should lock you up before you go any further and do something dangerous. I've seen it before, so that's enough evidence. See how the logic doesn't hold up? Your video also just starts listing random stuff, and then it starts immediately repeating things. You have "Septic Systems" listed there multiple times. What's dangerous about septic systems? That's what my house has. That's where the poop goes! Also, and maybe this is just me, but you putting all of that RIDICULOUS AI-generated zombie crap in it completely vaporized whatever shred of credibility you were hoping for.

The truth of the matter, whether you will admit it or not, is that you don't want poor people living near you because you think their poor friends will come up here and then notice your house and rob you. You also think their poor kids will infect your children with their poorness. If you would admit that, I would actually take you serious and have a real conversation.

The fact of the matter is that Section 8 housing is meant to get lower income people to not be concentrated in low income, poverty stricken areas.


I KNOW you don't want to hear this, but some of the people who serve you food at Whataburger at 281 and Bulverde don't make a ton of money and they would still like to have a roof over their head. Despite their job, they are still humans who deserve a home. If we put cheap housing on this side of town, all of a sudden those people don't necessarily have to depend on all the expenses that come with commuting and paying the cost of living out here, so MAYBE they have a chance to accumulate a little money and get a start on something bigger.


I'm not stupid, I understand that this can and sometimes is a pipe dream. But it's not all or nothing, my friend. There are people who NEED this housing as a stepping stone to move up in this world. TRY to put your privilege away for a little while and just focus on your own stuff for a little while. You aren't going to be bothered by these people as much as you think.

I'm not going to dive into the Phase I unless someone provides a link to the document, but would be interested in the old landfill. How big? When? What materials were placed there? I'm guessing that is where the PCB concern is coming from.

Radon gas is due to the substrata I'd imagine and is fairly easy to handle with systems to vent it, TDHCA has standards that deal with this routinely that need to be addressed. Radon is pretty well everywhere down here in south Texas.

Vapor encroachment can be addressed during construction, just an additional cost but basically an impermeable barrier under the foundations

They probably have more issues with the removal of cedar and the golden cheek warbler and some cave spiders or such.in caverns, but they would have an ecological assessment completed that would outline any of that.

Edit to add, septics are pretty normal in the evaluation but the new standards with PFAS make them problematic, however that truly is an overblown issue now that regulations are going to make extremely expensive to deal with.
