We lost a lot of shingles in the storm yesterday. We have a 5% deductible for hurricanes so I am trying to figure the math on whether filing a claim is worth it. It's an old roof, so actual cash value is going to be low I am sure.

I know there are many variables at play here. But assuming it is a straight forward roof replacement on a 1.5 story house with 3 tab or architectural shingles w/ridge vent, what are we looking at per square foot? Approximately 2,500 sqft of roof.

First, do you have an RCV policy? If you do, do you have any policy restrictions or endorsements that would flip it over to ACV due to age? If it's RCV, the ACV doesn't matter at all. If it's ACV only, then it does.

If you want an estimate on it, you can shoot me your info or give me a call and I can put one together to help you make the best decision. No charge. I can tell you where it estimates for the carrier, where it would be with a cheap roofer, and where it would be with an expensive roofer.

Hey Jason, do you know anyone in the Houston area who would do an unbiased roof inspection? We didn't lose any shingles but the south side of the roof looks wavy now. Almost like some of the sheathing under the shingles buckled. It looks ok on the inside and it may be an acceptable amount of deformation. I don't want someone inspecting it who's just trying to sell me on a roof.

Any chance its ALWAYS been wavy, or did you just now notice? I see this a lot on roofs and you really have to see them at the right time of day when the sun is just right, and you can see every sheet of decking on the roof. Do you have any pics you can send me over email? It may be OK. But, yes, I have someone that can take a look at that.

It's possible the waves pre existed but I don't remember it during the home inspection when we bought in March 2023. I just sent you some pics and you can give me your thoughts. Thanks!

I'm in the same position with 5% hurricane. Had 1 shingle that I know of come off and a couple shifted on a ridge. Roof is maybe 8 years old or so. How can I contact you Jason.

what is the normal avg out of the pocket cost for a 2,500 sq ft roof? (not worrying about insurance/deductibles or anything else? ) just wondering. 15K? 20k? 25K? more?

I'm sure Jason is overwhelmed at the moment. He was very helpful in responding offline to my questions and pulling up data on my house. His email is in his signature block. We are still reviewing our options with insurance due to property damage other than just the roof.

Thank you. I didn't even notice the signature the first time.
