Most people I'm dealing with seem to think we'll see a better rate market in 12-24 months. Hope they're right but I don't think anyone one year ago would have expected the 10 year Treasury to be 4.33% now and up 240 bps.

I hope so. Regardless, we're building a much more affordable home now due to rates, so any decrease in the future will be a big win for us. If rates were 3% now, we probably would've built twice the house, and that would've been completely unnecessary.

Thanks for all the feedback. Anybody have any thoughts on these few companies that you pay for their book of business and contacts/subs and help with the financing portion so you can GC yourself and help with any partial help you might need?

I honestly don't know much about them or if it's all that helpful or if it truly was something to be considered. Anybody used any of these or something similar?

Not familiar with these companies, but still something to consider along those lines - Are you going to have a material take off done on the house? Or are you thinking of having your subs (mainly the framer, roofer, and siding guys) do their own take off for you?
You can have 3 different framing crews build the same house, but all 3 will build it slightly different. Also, you'll need to watch what their waste factor is on material. They need a 10' board right there? Hell, here's a 12' board that they'll cut to 10', even though there may be a stack of 10' boards on the other side of the house. And then the next day there back at the lumber yard buying more 12' because they used them for 10's.

If he doesn't have a problem with that yes that would be great. I won't take up too much of his time but I'm more intrigued with these type companies as I had never heard of this business model until last week

My brother-in-law just built a pretty high end custom home with Owner Builder Network in the DFW area. I believe they had a good experience.

A buddy used UBuildIt and had a great experience. Sold the house in 2022 and netted $500k. I've built several hundred convience stores. Trying to decide if I want to take on building a house. I have a list of good trades. We're thinking more of renovating an older house in Terrel Hills or A Heights and selling our land. I like reno work a lot.
