Den-Garage-Foyer Rebuild - The Final Project

After delays for updated FEMA maps, a divorce, the rona, and shortages I finally have a rough start date for when the last big project at home is going to start. Looks like it'll be the beginning of February. This one is going to be big, so here's the details.

Here's a drawing of the house as it currently is.



This project will rebuild just about everything from line #4 to the right. The only things to the left that will be touched are a few windows to be replaced/opening enlarged, replacing the deck, and closing off where the front door is right now and turning it into a wet bar area.

Here's what the floorplan will look afterwords.



  • The entrance to the house is moving to the room at the bottom/center of the drawing. It will have double 8' doors and high trapezoidal windows above them.
  • 125 gallon aquarium (6'W x 21"H x 21"D) will go in the wall between the foyer and den. It's obviously thicker than a wall so the remaining 16" will be on some built in bookshelves in the den.
  • The den (above the entrance) is currently shaped like home plate, it was the original garage and offset from the house at a 45 degree angle from the rest of the house. It's getting squared off so the room can actually be used for something.
  • Weatherhead and meter currently located at front of house where the entrance will be will be relocated to the side of the garage, run from the pole to house will be buried.
  • The garage is getting some repairs and improvements. It was added as a ~900 sq ft carport and later converted to a garage in 1979. Trusses running the width of the room are not designed to be garage door attachment points, bad tie-in with the rest of the house and some wood rot fixed, big electrical upgrade + HVAC.
  • The roof + rafters, floor and ceiling joists everywhere except the garage are being removed and replaced with an improved design. It's a train wreck where the original house + 2 additions all come together and this is the easiest way to straighten out that mess. This is the new design.




This means some huge changes to the front and rear elevation but I'll save that for the next post.

Everything's basically ready to go on this once windows are picked out. They're what defines the entire timeline for this project and I'm supposed to hear back about those early this week. I'll be glad to see this mess finally get started soon!

Having custody of the kids changes a lot of the math that people are used to hearing about. She still got an enormous amount. A rental in a red hot part of town + well over 6 figures cash. I kept this place and my retirement.

South Carolina is different from Texas in that pre-marital assets go with whoever's they were beforehand unless commingled during the marriage. That helped out a ton when it came to retirement and pension accounts.

Minor update - windows are picked out. Marvin Fiberglass/Elevate line for the widows and Ultimate line for the back door. It's four panels with the left/right fixed and the middle two slide and about 16' wide so that was the only one it's available in.

I'm not sure about the frame color but leaning towards black with a dark bronze finish for hardware since it seems like it would be historically correct here. The transom windows I'm still debating on. On the den side there will be (birch) bookshelves and the aquarium and the foyer side will most likely have wallpaper so black might work. Wood paneling on the ceiling will probably be white though and the frame might jump out. Window frames will be thin though.

Still stuck in purgatory but I have a question about builder's risk insurance. The quote I have (5K deductible) is 4,500. Any chance I can do better on this? Filling out quotes online is a massive time sink. It's a bank requirement so sort of an urgent go-do on my end.

With regards to everything else, contract is figured out, waiting on permits to get approved. A set of drawings had not for construction written on them so the people involved with that are working on getting it fixed. What fun...

For anyone wondering about how long crap like this takes, windows are ordered (4 month lead time), the bank has all the paperwork they wanted, everyone including insurance is talking to each other about the builder's risk thing (insurance needs something from the bank + start date from builder / builder needs something from insurance) and I should have an actual start date by the end of the week. Most likely the end of February but the week is still young.

Emptying out the den and garage to commence this weekend.

I feel your pain in the delay. I was having a patio cover built and the contractor noticed the insulation on the home side of my aerial electric supply line was degraded (house built in 1957) and didn't feel safe working too close to it. I called in the home warranty people and it took weeks of arguing about it but they wouldn't cover it because electric warranty didn't cover anything above the roof line, even though the electrician and the utility provider and myself all agree that it is on the home side of the supply line splice.

It's taken a few more weeks and hopefully it will be repaired this week, but they have to replace the stack and raise it 24" to bring it up to current code. Maybe I will finally have a cover on my patio in the next week or so so I can build my outdoor kitchen.

If it makes you feel any better I gave up on any major work on my dump for the time being. I rather live with it as it is than deal with the hassle right now.

Ouch, on both of your projects.

I'd love to delay this but at this point it just can't be done any longer. The roof is 20 this year and the flat area (will go away with new roof design) has no granules on the roll-on/no slope roofing material any more. A design flaw in another area require annual patching, and there's a couple of rafters in the garage that are cracking pretty bad. My nose also makes me think there's water intrusion going on in the wall that will be demo'd to square off the den.

Then there's the whole where are interest rates going thing, but that's a whole other theory.

I'll be sure to grab some befores prior to emptying things out, probably a video walkthrough and some Google Cardboard VR images for my own purposes.

I heard back from the builder this weekend, start date is 3/1.

Before pictures and video are done, plus Google Cardboard VR images in case that sort of thing ever ends up taking off. Den is now empty except for the CRTs that I have old school consoles hooked up to. I plan on removing the mantle because it's made from looks like a salvaged joist. May also pull off the wood paneling in the den sometime just for fun to see what's behind there.

I also plan on saving the front door+frame and the one between the house and garage for reuse but can't grab those until the last minute. Still need to get the reverse side of the giant new front doors stained and finished but I'm doing that after the den is empty.

I very stupidly bought an old Jeep J10 a month or two ago and now I'm no longer interested in getting my kitchen finished and actively weighing whether building a garage is a better use of my time and money.

Who needs to cook at home anyway?

Thanks! I guess that picture in the garage tells a lot about how screwy this part of the house was added on. It was a carport for its first 10 years and they just added it directly on top of the roof over 50 years ago, shingles and all. There's a lot of rot where the rafters are touching the shingles and nobody thought much about load calculations when it was turned into a garage. Someone added a loft and loaded it up so the stick built trusses running from side to side in there are breaking apart.

Demo might begin later today, otherwise we're waiting on the city to inspect the temporary power and meter pole. Since the wall all that stuff is attached to is going away it has to go somewhere for the time being.

Oops, for some reason I thought I'd updated here more recently.

The first stage of demo is done, that's anything that can be taken care of without removing the roof or otherwise making the place no longer relatively water tight.

Den looking into future foyer is pic #1. The new front doors will go where the windows are. This is the room that was raised in the late '70s when the garage was converted so they had space to run the water lines, power, and drain for the W/D and water heater. All kinds of cool flooring was still in place down there. The floor will be built back up to the same height as the rest of the place during the project and I'm keeping the water/drain lines in place for a garage sink.



The perimeter of the foundation for the den expansion has been dug along with everywhere else, and rebar is in place. It's supposed to be inspected either later today or early tomorrow. All the talk about squaring the den of with the rest of the house may have been a little hard to follow so maybe this helps some.



More back yard stuff, this time for the deck. The back door is the only one that's even close to being usable right now. The kids and I move to a trailer in the front yard later today.



The garage is picking up a couple of columns. It was either this or multiple 30+' foot long pieces of steel that would've cost who knows how much. They won't be very intrusive and I can run conduit and air lines on them.



New front doors go here. The orange outlines the concrete landing / two stairs to get up to them. The roof for this lower section is coming off and completely change shape. It'll all make more sense in a month or two.



This is now where the front door *was*. It was really fun watching them remove the landing. The sidewalk running to the street was actually built on top of an old sidewalk that wasn't high enough with the rest of the yard so the total thickness was around 7". I don't think the builder believed me when I said it was going to open up to the crawlspace but there it is. I'm going to take advantage of the easy access down there to run lan cable to the office and den from the media closet.

The wall with the address sign will be extended to the left so the house will pick up a couple or three sq ft. This is where a wet bar of some kind will go.

More to come, there's a lot of activity going on this week!

Footers poured, this week is block work for the piers and probably prep for the den expansion slab. I haven't been home in a few days but pictures to come later today I hope.

HVAC system #2 seems to have crapped out. Short cycling during winter, compressor does not kick in now that it's spring. It was made in 2006 and the installation was pretty bad so I'm assuming it's a good candidate for replacement. Because of that and the lumber package going up $9K from the original quote I'm cutting back a whole lot of work in the garage. The ceiling will still pick up spray foam but walls will not get insulation or any drywall repair. There's a whole lot of wiring to run in there so drywall repair / redoing it was not insignificant because the garage is huge.

No dehumidification or A/C either since that's another thing I can handle on my own. Hopefully this cuts cost by what the lumber increase + new HVAC system will run.

I'm also looking into saving ceiling paneling and all the cabinets in the den for later. It's probably not a DIY thing, but if I do it at some point down the road it doesn't pick up the X% additional cost because it's a cost+ contract and I may be able to find a better quote than the builder's was.

Good news, bad news update. The good news, concrete is poured and framing starts in 2 days. The bad, we went from 'it's fine to buy finish materials yourself because they're pretty specific' to 'nah, we want that extra 20%' so I will be picking out the cheapest tile and carpet out there and then demoing it right back out once everything is done to put the right stuff in.

Yes, since the 20% applies to labor as well. Overall this saves about $7,500 but the only reason it works is because I've set a few thousand sq ft of tile before. It's just another two room job.

I've been meaning to update this for a while since there's been actual progress going on. Right now the garage is in work. Like I said it was originally a carport and the two box steel columns between the garage doors were in lousy shape from rainwater hitting them for over 50 years, so they're out. There are going to be two beams running the depth of the place butted up against the rafters, along with two columns because the roof was nowhere near adequately supported. They've also started knocking out what was left of the original 1950s roof when all this mess was added in 1969.





The deck support structure is coming along pretty good. The old one had tiny little footers and those precast concrete feet that square posts fit in while this one is built basically the same as the house. I don't think I'll need to mess around with redoing it for a few decades! My truck in the background, waiting for the garage to clear out so it can go back indoors.



Floor joists are in place for the new foyer and it's Mr Awesome approved! I never was sold on putting this back in, but if I wanted to have a sink in the garage it was a must so the plumbing could be run. I'm also running conduit underneath the floor for a pass through to the garage for whatever kind of cable needs to go in later.



This is the den. Now that the wall is mostly removed it's becoming a little more clear just how big the room will be.



I'm told that the part of the roof that will be removed entirely is coming off within the next week or so. From there it'll pretty much just be like a new build and they'll probably be moving pretty quickly to dry everything in.

Make sure they run some tape on top of those deck joists to keep them from rotting. Or guy buy a couple rolls and knock it out yourself, well worth the money.

Roof demo is upon us and there's a lot going on right now. This is how it looked at the end of the day yesterday. One really stupid thing that you can see is how when they added the garage as a carport in the '60s they just attached the rafters to the side of a fascia board on what was the eve of a roof. That's the part of the roof that felt especially unstable whenever I'd go up there.

We're up to 4 different kinds of shingles covered up by people adding stuff over the years. A light colored gray/off white -> something with green, brown, and gray granules -> brown -> the current dark gray stuff put on 20 years ago that makes the attic super hot.

It's staying and there will be more of it. Can't really match the brick beyond the big stacks I salvaged, the stuff is over 60 years old. This will be easier to work with on new exterior walls.

Stupid, yes but at the same time it did it's job for 60 years…

Sort of, but it was the source of persistent roof leaks and there was an awful lot of rot going on up there. It looks like someone finally fixed the water intrusion by dumping a bucket of hot tar all over the shingles and everything else that happened to be there at the time.

There's a lot going on, I think demo might wrap up today. One of the exterior walls is gone completely. Will follow up this evening

We've come a long way in the last dozen days. Right now rafters are going up, walls in work, and it looks like they're working on tying the rafters on the right side of the entrance to the roof over the garage.

So far so good with the rain. Only one leak and it was minor. It's great seeing these big piles of lumber in the back yard start to melt away!

Next up is plumbing, pretreating for termites around the inaccessible crawlspace, and getting the subfloor in.

The place is finally dried in. The new roof is a really light silver, basically the whitest color available for evergy savings. The A/C runs noticably less and the garage is cooler so it seems like a good call.

People did a bad job tarping the roof last week and water came in, so I'll get new insulation and maybe the floor refinished in the area with the round table. I was around to mitigate damages immediately and all of a sudden the builder is very glad that I'm still here because otherwise nobody would've caught the situation for days.

Subfloor is in and the foyer/garage wall is being framed along with den exterior walls. We're working towards windows right now.
