Very interesting. Prices are insane in East Texas. More people buying from California or Colorado buying. I doubt I'll be ever be able to buy. Sad times.

In the same boat as yall. Watched the prices double in 21-22. However, keep a watch on things. It's odd, thought this article used to say something about prices falling into 2025. Must have been another one of Gilliland's I read somewhere.

Anyway, don't give up hope. Volumes have drastically fallen off. Like stocks, volume proceeds price. I think things may come off by the end of next year. My observations are that sellers are still stuck on 2022 prices and buyers (like me) are sitting on the sidelines and pushing back. I guess we will see how it plays out soon.

Agreed. Not a lot for sale around here and what's available is over priced. I guess they don't need to sell when it's been on the market for months especially the more outrageous listings.

We have a place here in Texas but I love to look to see what's for sale. What is interesting to me is that Northeast New Mexico and Southern Colorado has some spectacular pieces of land for sale for half the price of Texas.

How are the tax/ag exemptions in Colorado?

I'm not as familiar with the exemptions, but property taxes in CO and NM are generally much lower than in Texas. Accesability and water/utilities can be a much bigger issue there than in Texas though.

I don't know about CO exemptions, but isn't their property tax rate a statewide rate of around 0.5%?

Could be but that's way more than Texas Ag exemptions. That's why I'm asking. I could probably Google it but where's the fun in that?
