How to terminate a seller listing agreement

How long do you want to ignore this user?
The listing agent simply lives too far away, 50 miles plus and she can't list my house in the correct MLS. I understand the buyers can access my house through Zillow and Realtor.com but I would like to hire an agent who is more familiar with the area.

How do I go about doing this?

Ask the agent to mutually terminate the agreement. If they ask why, be honest and mention the reasons you just stated. If they refuse, you can speak to the agent's broker and review the request with the broker.

If this is in Texas TAR has a Termination of Listing Agreement Form. (TAR-1410) You need to have the listing broker sign off on it.

Shouldn't be too difficult just like the above posters mentioned. Only catch is TECHNICALLY it's written in the listing agreement that if the seller terminated the agreement ahead of time the agent can be entitled to damages including their commission.

I would never even consider asking a client to pay me for not selling the house, but depending on the circumstances if the agent paid for pictures, staging, matterport, videos, or any other listing materials they may want to be made whole on that.

But like I said, it always depends on the circumstances.

You could ask current agent to co-list with a local agent if location is the only reason you want to terminate. Could be a win-win
