Anyone live in Pointe West in Galveston

We are looking at lots and homes. There are some small issues I have about the subdivision, but just want to get a general thought about the area/subdivision.

did they build or buy?

lots of HOA restrictions?

is there a golf cart crossover or do you have to walk and carry everything to beach?

seems busy with renters. mainly renters or primary home residents?

They bought a condo from the developer. Got nailed by Hurricane Ike shortly after, which really screwed the HOA for years. Several bankruptcies and management changes.

The group in charge now is good, but the fees just keep going up. I think they pay around $1,400/month for the condo and resort feeds. Just silly expensive.

People have golf carts but I don't think you can drive them on the pedestrian bridge. You could always come through the San Luis pass entrance I suppose. We've never had a cart so I'm not 100% on that.

Lots of people rent out the units. You basically have to in order to avoid hemorrhaging money on fees. Very few full time residents. We had one full timer in our building but they got sick of having to drive to town for everything.

We like it down there. Both pools are great and the restaurant owners are awesome. Just wish the fees weren't so crazy, but salt water is tough on property and insurance rates keep going up.

we don't want to live in a condo because of the fees. we want to build or buy a house.

and you bring up a good point about nothing being close.

i just looked up the architectural guidelines and they are crazy... must spend between 5-10% of total construction budget on landscaping - $20-$40,000

yeah, I would look into how much insurance costs.

You'll still have to pay the resort fee, which is a big chunk of it.

I would be surprised if they actually enforce that landscaping fee as the single family homes I've seen pop up by me are not breaking the bank on landscaping. Couldn't speak to that for sure though,

i'm an insurance agent. i've checked LOL! plus, i live 10 minutes from the coast and I'm used to paying big for insurance.

maintenance fees are $765/quarterly

what kind of quotes do you see for single families over there?

The bayside lots are pretty darn cheap.

OP could tell you more.

I'm guessing at least $175/sqft based on what new construction is selling for.

On that note, I'm not seeing $30-60K in landscaping here. Maybe they count the pilings

they say you can have your own contractor, but they must go through a process with a bunch of paperwork.

You can't drive a golf cart or any motorized vehicle on the beach anywhere at Pointe West. While it is somewhat inconvenient it is worth it to me to not deal with all of idiots that you typically encounter on a public beach.

You can easily drive a golf cart to San Luis beach from the bayside of the property.
