Despite a little nervousness about the current situation, we came across a house we really like at a price we cannot pass on and pulled the trigger.

Locked yesterday 30y fixed at 2.875%. Inspected it yesterday myself, it passed.

We put in an offer today on a home for $200,000. We would be putting 20% down and financing $160,000 for 30 yrs. We used Prosperity for our current mortgage but I was curious what to expect as far as interest rate and closing costs so I can compare to what Prosperity proposes. Excellent credit. Thanks!

We locked in two weeks ago at 2.75%. We had a competing bid of 3.125% but didn't go with them. We're buying a more expensive house, but I can pull up the documents for closing costs if that compares at all.

Edit: Pulled it up for the one we didn't go with since it was easily accessible: $5,600 in closing costs. The other one was about $175 more on the lender's fee but we went with the lower interest rate.

We found a lender that is doing off cycle terms and locked in a 26 year(same as remaining on current) at 2.875% today. Previously at 3.75%.

Most lenders should be able to do a 29 year or 19 year deal for example. There is no rate difference from a 30 or 20 in those circumstances and of course the payment is higher due to the shorter amortization but can be done. but, you want to be sure of your goals as it not always the best way to go even if you think it might be.
