What kind of bad lender experiences has everyone had here?

How do you juggle the financial worth of one deal over another, vs. who is actually easier to work and communicate with?

Wells Fargo, 2 years ago i refinanced my primary home. Had to sign 3 times (took 90 days) to get it right.

I'm hard/private lender so our loans are very simple and fast, but when working with banks/institutional lenders many times they are just too big and too many people working on your loan and right hand doesnt know what the left hand is doing.
Keep a master file very organized and labeled and expect your lender to lose documents and ask for the same thing over and over again.

The bank on our construction note was a ROYAL pain in butt.
-Appraisal grossly wrong
-Delays during underwriting which caused demo to be pushed twice
-Errors in the official closing docs
-Every draw was drama

I refi'ed as soon as the house was done, even though I did a "one-time close" note because I didn't want them to get a cent of interest. Small north Texas bank.
