the description...

Quote:

This four bedrooms two-story sits on an oversized lot in Bradbury Forest with no history of flooding and is only minutes away from I-45 and the Hardy Toll Road. Behind the brick and stone elevation is a spacious floor plan with 20' ceilings to boast. Large Game Room upstairs! Home is occupied by squatters, no showings allowed. Drive by only. Buyer responsibility to remove squatters. Photos taken from previous listing.

$100 says those pics do NOT represent the current condition of the house!
anyone in the Spring area want to go by and check it out?

Not to derail the thread, but how does a house get "squatters" and why can't they just call the cops to kick them out?

I somehow managed to completely miss that the first time I read the description.

I'm guessing renters who won't leave - or don't have to leave because of some federal COVID mandate. Not sure those still exist though.
What do you boys want for breakfast BBQ ?.....OK Chili.

They don't, but I wouldn't be surprised if there is a backlog in the courts right now.

A buddy took him 4 months to evict his ex-girlfriend during covid, she never once paid for anything related to the house and she wasn't in his place prior to that for longer than a couple of months. The gymnastics the courts did on her behalf was amazing to see.

He moved out of his own place during those 4 months, lawyers got involved and still took forever.

I don't understand why he got the courts involved. Couldn't he just be obnoxious as hell and disgusting… she'd have left eventually, right?

Walk around naked
Eat her food
Don't clean up
Play loud music at night

Psychological warfare.

Note: This is one reason why you don't move in with someone to whom you are not married. Also, never buy real estate with them.

One time I was in Amsterdam and saw a clash between squatters and riot cops. It was a surreal event involving furniture, trains, paint bombs, roof hopping, guy ****es masks and more. I will never forget it.

If the court decided she was a legit tenant, he could be on the hook for all kinds of stuff. It was a weird time in courts because nobody knew what the hell was going on and nothing had been litigated yet.

He had his boys half the time too, I should add. She would try and get recorded reactions to their arguments, it was toxic. She was a excellent manipulator. Leaving was the best course of action. You can't temporarily out-crazy someone who is professionally crazy.

Yikes, there were kids involved, too?!? I'm a single mom, and there is no way in H-E-Double Hockey Sticks I would let anyone move in with my son and me! And I'd seriously question the judgment of any single parent who does (for exactly this reason).

But, considering his mistake became obvious pretty fast, he did set the right example for his kids. Matching her actions crazy for crazy would not have been good for the kids. I was wondering why he didn't box her crap up, put it outside, and change the locks, and that explains it.

Even before covid I am pretty sure it was hard to kick squatters out of your home. Some states I believe it is damn near impossible.

I think you have to go thru the eviction process for squatters.

It's possible the squatters changed the locks, and to fumigate you have to have access

Yeah I'm sure just changing the locks will do it!!!

This has to be an incredibly frustrating situation. As much as it would pain me to do it, this is where cash for keys may be a good investment. Even in this environment a vast majority of buyers are going to say thanks but no thanks on this one.

How much of a discount is the house selling for compared to market? Seems like a great way to get a house on the cheap, just move in to an empty one and wait for the exasperated owners to have a fire sale.

I'd probably take the doors off the house and dare the "tenants" to sue me to get them back. You'll have to disclose the situation to any prospective buyer anyway, so you might as well do crazy **** like that to get the squatters to leave.

Give it a month and remove the AC.

Sadly, you would probably be in violation of more than a few tenant protection laws and end up owing the squatters money.

I was watching House Hunters the other day. The narrator said the couple had been dating for 8 months, so they decided to take their relationship to the "next level" and purchase a home together. I think their budget was around $500k and they couldn't agree on a single thing. I kept thinking, "Don't these people have anyone in their lives that have told them how bad of an idea this is?"

From a legal standpoint, I find it really absurd that it's as hard to get rid of squatters as it is.

could you pay someone to "steal" the copper out of the AC? throw in the catalytic convertors to sweeten the deal.

based on HCAD numbers, looks like little to no discount.

The only way out is cash for keys.

Anything short of that asking for quickcrete down the toilets, spoiled fish hidden in random places, and punctured air conditioner lines.

People suck.

So they have to sue me to get that. Good luck. They'll move out before that gets to trial and then they aren't residents anymore. Sucks for them.

There used to be an attorney who taught business law or something at UTA who always said that taking the door was the best thing to do. Texas requires you to give tenants keys even if they haven't paid their bills. AC has to be fixed in the summer. Door is a grey area.

I was snooping around my hometown and found this unique beauty. The whole subdivision seems out of place to begin with but the interior of this one is completely out of the ordinary. I figure the pool of folks living in the Texas panhandle with this taste is very small...

that's a nice house with a cool pool and bar set-up. You can change the wall colors very easily and cheaply, but changing the tile would be an issue.
