There's a lot of cool old houses in that part of the neighborhood but they back up to the bayou so the backyard ends up being part of the waterway every few years.

I thought it was a cool house but the floor plan wasn't what people are looking for anymore.

Man that sucks to spend that much money on a renovation and not nail what the current market wants.

You'd think for how close that house is to everything it would still fly off the shelf.

Here is the listing. The use of "Unique" and "tucked away" in the description are pretty accurate. The view from the backyard is really nice.

I bet there was a better way to do it, but it would've required the builder to pour 2 driveways... and that's a really long driveway.

I'm pretty sure it got its own driveway too. The garage is on the left side of the home.

It's a nice-ish newer neighborhood, along a great section of Salado Creek Greenway, I just got to believe there was a better way of doing this.

For those not in San Antonio, which is just about everyone here, the city/county has put in about 100 miles of paved trails along the major creekways over the past 10 years. It's probably the only universally popular things they've done over that period so naturally they removed funding last year. Idiots.

That home probably sold super quick. You're already in suburbia living on top of your neighbors. Your long driveway is your neighbors problem not yours. And the backyard is nicely set up to have private views for a very long time.

I'm so confused by the layout of this home and why they wouldn't take a picture of the entire front of the house. Street view helped clear some of the confusion lol

I live within walking distance of that home on the Oak Forest side, and see it just about every day when I drive down Ella. Ella is a SUPER busy street, so that's the first "no" for me. The layout and lack of garage (with it being on Ella) are another. But probably the worst is that this particular builder allowed the house to sit for months with no roof--just plywood. Good times.

Oh man thats been Meyerland for 20+ years now. The teardowns just keep pushing further and further out. The craziest is the area north of the St. Arnolds brewery. Dilapidated house after dilapidated house, then a 3 story townhome like 8 streets back.

So this leads into a bigger question I have about homebuilding, not related to this split level.

Why do all a majority of facades just suck? Builders just throw crap onto the front of housings just for the sake of it. Did someone trademark a simple, nice looking home and now everyone's got to put 4 bump outs and 3 window peaks on a 1800 sq foot home just to build? They certainly act like that.

My wife had the same question when we were looking up in the burbs.

Literally 90% of the elevations were ****ing hideous. There was one builder that seemed to have some semblance of taste.

Its hard to make any elevation look good when 50%+ of the front of a house is the damned garage, which is practically all new suburban homes now.

I developed a half a million square foot office building for Amazon when I worked for Hines. When we presented the initial development package to the city of Bellevue, which is very pro business when compared to Seattle, their main comment was that they liked everything, but the building was very plain and not exciting. Our response was basically, "We'd love to do something prettier, but based on your requirements, this is the best we can do. Change the rules or give us variances and we'll make it happen." Well that didn't happen so it stayed cube shaped and ugly!

Also, 95% of people have no taste. Even people with money. Drive around River Oaks and it's the same thing.

I understand that on the lower end of homes you just have a ton of constraints. Not much you can do with a 3/2 thats just a garage and a front door on a tight lot line. I don't really have an issue with those homes.

Its the middle of the market builders that just tacks crap onto the house that is barely or isn't functional at all. And then the top end of the market still has these monstrosities. When there is enough money to buy taste, it still doesn't happen. I think its partly because people stretch their budgets and push out architects. You can afford 3400 sq of a semi-custom build if you use this layout, or 2800 sq ft if you have the same budget but want an architect to draw it up and make it look nice.

Nobody cares about the 'weighting' of the facade being in the center of the house or at least balanced.

In my mind, thats at least what the farmhouse style gets right (initially). They are mostly evenly weighted because they're updates to single story ranch homes with a wrap around porches.

Now, farmhouse style on the middle of the market is just the same jumbled elevations with white paint and black windows.

I think it's because buyers place an emphasis on square footage, so that's where the majority of the time and effort is placed. The facade is an afterthought most of the time. Bigger=better.

I'm doing a refi on a 3 bedroom, 3500 sf home right now. 3 bedrooms. The facade was given little attention, it's just one big box.
