Realtor says you can get an Ag exemption, but the property is only 14.95 acres and Brazos requires 15...

I hate putting this one up here, but the realtor is calling this Paradise in the Country with rolling green pasture. Im not sure I would classify it as that...

Wouldn't you need 16 acres then? 1 to declare your homestead and 15 remaining to declare as ag exempt? Honest question. I don't know enough about ag exemptions.

there's a little known loophole, wherein you simply have to yell "I declare an AG EXEMPTION!" loud enough for 51%+ of your contiguous neighbors to hear you, and you're all good.

I have no idea. We dont have enough for ag exemption, so I never looked into it.

This house is across the road from us. I really wonder what happened to the couple that was living there. They were super old, and I havent seen them in quite a while. And there were big 18 wheeler moving trucks (multiple) a few weeks ago before it was listed

Man did they make a bunch of ugly houses around that time on the northwest side! Any problems showing up yet from them being built like that?

Also how did the area where the whole hillside gave way turn out? I think that happened in early 2010.

Not that unusual for houses right around the crash to see those low prices. It was probably trashed out and considered a distressed property after someone purchased as a rental property. If you look at the public records it's a fairly common story.

In 2005 a flipper bought it, fixed it up, and sold it. In 2009, the buyers from '05 had to sell their rental property to avoid foreclosure (or in foreclosure) and Wells Fargo bought it. Wells sold it for cash shortly thereafter.

The several transactions since the purchase in 2009 have largely been within the same family and as part of probate until the 2014 purchase with an FHA loan by the current owner.

$1.25 million house on >2 acres. WHY is the garage door the most prominent architectural "feature" on the elevation of this house? That's not the only thing wrong with his hot mess, but it's a pet peeve of mine.

Interesting history. This was a **** home built in 2000, sold for the low $300Ks in 2012 and eventually went into foreclosure in 2016.

Some moron eventually bought it in 2017, gutted it and added on, and has been trying to sell it ever since.

They couldn't get a million for it in January so 1.25MM seems totally reasonable now. Guessing they're hoping some California numbskulls come and bid full price.
