Intown Homes warranty

Just discovered a home I am in contract with has a few years left on a 10 year warranty through the builder Intown Homes. Does anyone have any +/_ to say about this warranty program or what I should expect?

All new homes (I think) in Texas are required by law to warranty a year for workmanship and materials, 2 for mechanical systems, and 10 for stuctural integrity. No idea personally, but I'd bet the warranty follows that.

In general, the 10 year warranty required by law covers foundation, possibly framing issues and that's about it

No longer exists. Gov't didn't continue it in the last Legislative session.

In my other thread on this board my house has 3+ inch ridge vent openings and this is allowing rain to be pushed in with wind. My realtor said the owners said this will be covered with that warranty and they will get the warranty people to cover it.

Does this sound right?

I wouldn't count on the builder warranty for anything. If they can get the builder to fix it before closing, then great. If not, they need to have it fixed.

It sounds like most likely it will not be covered under the builder warranty and that you should ask the sellers to make the repair prior to closing. However be mindful when adding items for repair and addendums to existing contracts as this can present issues with lenders' underwriters.
