AGENGRING: Oh yes, a natural gas/propane tankless water heater is absolutely the way to go. However, I refused to pay for and install a propane tank at my place (no natural gas in my area or I would have jumped on that). I grew up with all gas appliances, but decided to bite the bullet and go all electric. $120.00 was my electric bill last month, so I guess I'm doing okay...

Drum - thanks, you scared me there a bit. So far, everyone that I know that has a propane tankless heater loves it.

If you do a tankless, then Rinai is the way to go. Bosch isnt a bad brand either. A recirculating pump works okay but it doesnt exactly give you instant hot water but it greatly increases the amount of time it takes to get the hot water there, plus with the PEX systems they get water alot quicker as each fixture has a designated line (highly recommend).

You will find that you do not get builder prices from vendors and trades (even if they tell you that this is what they charge builders) as you are a one time customer, plus quality will be a big question mark as well. Returning for "punch" items will be like pulling teeth even if you retain 10% up front. Most vendors and trades will require a deposit on items or in case of materials they will want payment before delivery which in case you will pay out of pocket until after it is installed and you get the draw from the bank (you can always credit card it if you have enough limit) so be prepared.

Finishing up home design. Was thinking about gray water sytem. Anyone have any good ideas?
Seems such a waste to put it into the sewage system.
