lennar homes??

I met an old friend that has a lennar home and loves it. Not only did he say it was well built, but his electric bill last month on a 3k sqft house for a family of 5(3 young children) was 120$ (due to the well built construction). He also stated you get all new appliances and can choose between a front end washer/dryer, or a water tank with free refills for the duration of the loan. AND, he stated that lennar will pay for the rest of the lease on my apt if I finance through them.

So, my question is, how do you guys like lennar? Pros/Cons? Thanks

Our home was built in 96, we bought in early 2006. The plans say DR HORTON but I was told it was built by Lennar. I don't know for sure.

It is a great floor plan and very efficient. Our high last summer was $200 and we are over 3,000 sqft. We do have good shade trees all over. We are in Cedar Park so our foundation is fine, no expansive soils. The fixtures are cheap and need to be replaced, but it's a great home.

Lennar builds a good home. Are they the right choice? Depends on area and community. Where are you located? I do own a Lennar home that I purchased to use as a rental/investment, and have been happy.

I live in Humble, and am looking to stay in the Atascocita area, but it looks like Eagle Pass might be the closest they build in. I am also looking to spend MAX 130k, and seems they start at 135k, so I will (or when I get a real estate agent soon) investigate further.

I also have heard that when you buy from a builder, and a new home, there isn't much haggling with the price. Is that true?

My house is a Lennar and it is ok. I haven't had any major problems. I did have to have the A/C worked on a few times, but it was under warranty. I think it was 1 year parts and labor and 3 years parts or something like that, so I only got stuck for labor the last time they came out and replaced a bunch of parts.

They build low end starter homes up to pretty decent quality homes that are short of custom homes. I've been in lots of them and don't have anything negative to say about them.

It's probably different from builder to builder, the time of year, the level of their inventory, and how bad they need some cash.

I drove by a subdivision near my place that consisted of lennar homes, and one HUGE thing I didn't like is that there were no trees anywhere. Should I expect that with any new builds?

depends on the subdivision, mine requires 2 trees in the front yard, which is ridiculous because the lots are very narrow in my section and once you take out 20 ft of driveway, the trees are way to close together...it's ok for immature trees, but in a few years, they will be all over each other

It's hard to save trees when you are building utilities, roads, building pads, driveways, etc. Most cities have requirements for new trees but they are typically 3" caliper.

To get the best deal from Lennar in D/FW, you don't want to build...buy an inventory home for sure...probably the same in Houston. They will negotiate on price, sometimes significantly.

I know there are some good Aggie Realtors on this board that are located in Houston. I would suggest you have one of them help you through the process.

We bought a Village (owned by Lennar) home in Katy about 4 years ago and we are pretty happy with it. I think they are on par with the other Perry and Trendmaker homes in the area - we just picked the design we liked the best.

You mentioned efficiency and we are very pleased on that front. We did upgrade the A/C with duel speed compressors and variable fan speeds so that helps. I know my electrical usage compared to a couple of friends with similar sized home is much less.
