If you have kids, 529. You can put in 18k A year per kid, and can be transferred to any other family member, and never expires, grows tax free, and an be converted to a Roth or even given to a grandchild.

Yeah, I just take the $2K tax savings up front. I get a lump sum upon retirement that hopefully pays the premiums until I hit Medicare. But I've hit max out of pocket every year for at least 10 years - just very happy to have a hdhcp available.

Almost everything I have is with Fidelity including HSA.

Recently went really heavy with SPAXX in a lot of it, just for the short term.

SPAXX is at 4.97% right now. FSIXX is 5.29%. Reminds me of my savings account when I was a kid.

how do you know that the land isn't going to be developed?

wouldn't those who live in the area and the professional developers already have grabbed up these parcels before you hear about them?
