Just a couple inches of heavy wet snow in Greeley. It rained steadily until about 9am and then snowed up until the basketball game started at 2pm. Foggy as hell now. Sun is supposed to come out soon but I'm cranky that my 1pm tee time will not be used.

Pulled from the politics board, but this sucks. Denver is cutting DMV and Parks & Rec services to pay for illegal immigrants. The new mayor blames republicans for not fixing the immigration problems.

Rent isn't much better though. There are gems, but you have to move fast and have a great realtor. I've been looking since April 2023, but my apt is month-to-month so it's relatively easy to plan in that regard.

I'm still working on closing 2/27 in Littleton. Hit a minor bump in that the appraiser indicated the market is declining for that neighborhood, which is garbage. My lender is objecting and working a few different routes to make it in time for closing.

Either way, I'm curious about what number you're looking for?

I got a 2 bed, 2 bath 1180 sq ft house for $420K, 3% down, 6.5% interest, for 30 years. That's $2500/mo P&I, $3000/mo total. I can afford that solo, but minimal savings. I could rent the extra room for $800/mo to get that back, but I'm getting married in August so I'll have roommate for life and DINK for a few years.

I definitely understand the challenge though!

I keep saying things have to slow down but who knows when that will happen. I tried talking my wife into waiting when we bought in 2020, glad she held her ground and eventually convinced me.

Great divide bar/restaurant in lone tree is open.
Also lone tree brewing taking over Barnett and son in Parker over the next few months.

Great divide lone tree is nice. Really big, heated patio, garage doors, bar probably seats 40 with tvs.
10-15 beers on tap.

they have been expanding year after year it seems. Nothing has closed.
Castle rock, lone tree, and dia. all in the last handful of years.

They bought a large parcel of ground 10-15 years ago in RINO. They built their barrel house on about 1/3 of it and hung on to the rest. Then they sold that remainder a few years ago, something like 10x what they paid for it.

So they've been cash heavy for a while.
All pure speculation, I don't know the facts.

Interesting, didn't realize they had one up in castle rock, that's not too terribly far from me. How is it? I went to the barrel spot that opened pretty soon before I moved away the first time iirc.

I think it's their NE IPA that I crush when I'm at the centurion lounge in the airport.

How's the food, looking at the menu the fried chicken drew my attention. Always on the lookout for good fried chicken.

we didn't get any food (the kids got kids meals), but I saw the plate of fried chicken go past me, it looked damn good. I'm reading it's their signature dish.

West main in parker and two penguins in centennial both have really good fried chicken.


Castle rock location has been open about 4 years I think.

We bought two years ago and am now glad we did. If the price of the house isn't out of reach in its own, the interest rates will finish the job. Happy to have a loan in the low 4s.

That's so good to hear! Another one catty corner from where I just purchased is on the market and went fast. They were a bit low but it needed a lot of work. Looked interesting, and we'll see who the buyer was. I'm guessing investors but hopefully it's a good neighbor in the future.
