I know not to ever trust Zillow but they've updated their 12 month forecast to -8% for some of the Denver area.

Really tough loss for the Avs. Lost the same type of game last year in game 3 vs Vegas and never recovered. The players have talked a lot about that game and how it felt. Need to come out firing on Friday.

We did. It has a nice trex deck with a covered pergola. Will definitely add a fire pit and/or a heater.

Well we ended up getting priced out of Highlands Ranch altogether. Houses in Parker and Castle Rock are still going pretty fast, and most above list price. Eg. We were outbid for our number 1 and ended up paying about 4% over for our number 2. Despite all that, our realtor said things have slowed down over the last 2-3 weeks.

This has to be a huge factor now. I lucked out and got a 2.375% rate on my condo. No one is getting that kind of rate today.

yeh we refi'd a few years ago at 2.5%.

2.5% to 5.5% is ~$1000/mo difference for a $500-$600k loan.

Definitely has to do with the rate hikes. We're fortunate being a part of the Chevron relocation program - I'm locked at 4.75%, which I'll gladly take at this point.

This had me curious so I had a quick glance at zillow and pretty much any 4/4 I look at for sale is $700s... go over to parker or more specifically stone gate... and same thing, 4/4 are $700s..

I always had the impression HR was priced even with parker, and then castle rock a tad lower.

I think the main difference between Parker and HR is you can get a much more updated house for the money in Parker.

Well, you can still get a new house in Parker, not HR of course.
But, stonegate is mid 90s, same as HR. In fact it's exactly what my wife said when we looked at stonegate (in 2012).. it looks too much like HR! Not sure why that bothered her.

Or do you mean the interior has been remodeled?

Yeah, I mean the house (which was built in 1988) has been completely remodeled (new floors, windows, plantation shutters, paint (exterior and interior), roof, kitchen, etc.). The only catch we found was that it wasn't quite as open as newer homes, but we decided to choose it based on the upgrades, schools, and location. The new builds in Parker presented a longer commute, and the HR homes in the same price point generally required more updates.

I gotcha.
As they say, you can change everything but lot size and location! Just takes time and money.

Hope it all goes through for you, that's exciting.

Wow what a game tonight. Three more to the finals. It won't be easy. They came back vs the Flames game 1 and lost a high scoring affair, but won the series. This will be interesting.

Anyone else at the Randy Rogers Band concert at the Grizzly Rose last Friday night? What a great show. They are my all-time favorite Texas country band. Solid older crowd, college kids having a blast singing all the songs, and guitar picks flying like crazy. The first one he threw was a Shiner pick and it landed at my feet.

The last time I saw them was maybe 10 years ago at Stampede in Houston. Still going strong.

There's a watch party downtown put on by the A&M club of Denver but they haven't decided the location yet. Theres a few spots down by Coors Field that would be good watch spots.

Blake Street Tavern and View House are both downtown near the ballpark and have little rooms / areas where you should be able to get a TV to watch. Jackson's is also an option but it smells like a college bar and can get a bit annoying depending on the time. Noon on a Friday or Sunday evening shouldn't be a problem though.

Had my first Colorado Whataburger today. It was good. Nothing really bad to say except the line was long (though not as long as Rudy's, which was out the door and forced me down the road).
