When we were looking at homes, I kept thinking things would slow down. I almost talked my wife into waiting a year or two to see if things would stabilize, I'm glad we didn't, she'd never let me live it down. We purchased on the border of HR/LT in fall 2020 for $560, Zillow has us at $760.

You want to buy yesterday. I get people all the time on Lyft rides who are paying 2k plus to freaking rent and some of these people are living here for the long haul. People renting tiny downtown apartments for that much. I waited 2 years to buy and I probably should have even bought earlier. Not ideal to live in a condo but very glad I bought.

I thought you'd mentioned before you'd never move back? I don't plan on moving back to Texas. Problem is that the house in Spring that we bought in 13 for 350 only appreciated to $380 by the time we sold and moved here in 19. Looked last week and the Zillow estimate is $585. So even with the appreciation we've had up here, seems like % wise it's been worse in Spring/The Woodlands.

I think if we ever did leave Colorado it'd be for Texas Hill County or East Tennessee.

That's correct.
I simply said the opportunity to get $500k cash has entered my thoughts now and again. I pretty much told my wife I have the most cush job I could ever imagine and paid pretty well for it. I wfh mon and fri from 9-3, and tues-thurs in the office I work 9-4. So I'm not going anywhere. But she hates her job and kept bringing up TX, so I fixed that problem; I convinced her to leave her career. I've thankfully done well and have double my overall compensation in the last 5-6 years, so after going through the numbers we decided we can do without her salary, and I hope to fill the gap within just 2-3 years' worth of my pay/bonus increases.

She just told her boss this week, she's not coming back next school year, it's done.. No more TX conversations!

Buying a $585k house with my $500k equity makes for a quick mortgage payoff. That's all I'm trying to say. I wouldn't have a mortgage in about 2-3 years.

That TX market may have a higher ~3 year/short term appreciation than up here, but not over the decade. We've gone 2x since late 2012. Your spring house appears to be 67% for same period.

Like I said earlier, it seemed stagnant here from like '17-'20, but we had swift appreciation from 12-16 and again the last 18 months to make up for it.

It seems like you single family homeowners are the ones getting the big appreciation on your homes. I paid 181k for my condo in August 2020. Now it's supposed to be worth like 205. Glad it's gone up but not any 30-40 percent.

Aug of 2020 is all of 18 months ago. 15% in that time is better than most times in history! That's a double in value in what, 8 years?

Anyway my aunt and uncle bought a condo for their son (my cousin) while in college. Then sold it ~5 years later at about double. This was 2013ish to 2018 and the condo was by southglenn

I live a block from the stadium and only went to one game last season. It seems every year I check the standings after the first week and somehow we are already 13 games back.

Ours is crazy appreciated since we bought in 14. Paid 330 in west side of Littleton and a house up the street listed for 720 and is under contract for 755.

Thanks for the Rockies link. Got some great seats for 20 each. Cant beat that.

Well, I accepted the offer today. Very bittersweet, but it's time to move on. I expect to have around 150-200k to put down on a house. Hopefully before interest rates get too high.

Someone mentioned the Ken Carlyl area to me and I've been looking into it since then. Thoughts on KCR?

Having a semblance of a yard is a deal breaker for us. I love the houses at Sterling Ranch, but can't get over that you can walk rooftop to rooftop if you want….and it appears that you don't really have a solid fence between houses?

I own a 2019 Dodge Challenger. How would that fair in Denver? I'm considering trading it in for something more snow suitable.

Not saying you can't find what you want with a good yard, but the lifestyle is a bit different here. Just to say a lot of nice areas sacrifice the yard because you are expected to get out and enjoy the mountains and stuff as opposed to being stuck inside your palace all the time. Not saying you have to agree with that, but have been told that by lots of real estate agents.

If it's awd you are probably okay if you get good tires. If it's rwd, you probably want to look into getting something else.

I wasn't a huge fan of the split rail fence at first but it doesn't bother me now. It's really allowed us to become good friends with backyard neighbors as well. Guess it could be unpleasant if you end up not liking who you've got as neighbors though. Above poster is right though, it does fit with the vibe of Colorado.
If privacy fence is what you're after though, plenty of areas still have them.

I'm really close to KCR (Simms/Coal Mine) and the area is nice. There are some good open spaces over on that side. Dining is meh, a lot of chain type places but it does look like there are some new places opening up on Ken Caryl. Access to 470 there is good, quick to get up into the mountains.

You might want to keep a little closer eye on the little guys here. The coyotes love them

In our area (highlands ranch/lt) some people with split fences will put some wire fence on the backside to keep stuff in/out.

But like someone else said, depending on how small the dog is, keep an eye on him with the wildlife around.

I've never seen a new build with a split rail that didn't have 4x2 wwm as well.

I go through the Ken Caryl area on my route at work every 3 weeks. Pretty good livability.

Well ****, with the mayor our town just elected, we may be looking to move somewhere else. Feel like we're in alternate reality right now. The guy was previously arrested for domestic violence and has very shaky past, but somehow garnered enough support from local woke crowd and wins by freaking 282 votes. Sad.

Officially got the job in Denver! I'll be transferring from Chevron's Houston office to our downtown Denver office in June/July. We're narrowing in on Parker, Castle Rock, Highlands Ranch or maybe Sterling Ranch. Considering a new build as an option if anyone has information on the builders and/or new communities in those areas.
