can you elaborate? My humidifier is low voltage (the thermostat) I wouldn't expect it use hardly any electric at all.

Now my 120v hot tub on the other hand! $30 a month in colder weather lol.

We have an Aprilaire 800 Steam unit running on 230V

There's articles all over about how much energy they use. But due to the size of our house + basement, didn't seem any way around it. Obviously we don't run it over Spring/Summer/Fall so not as big of an issue then.

If it's really a feasible plan or not and if there's decisions being made besides just what sounds good for the environment. Seems like they've been taking some coal units offline prior to when they should.

80% is achievable with current technology. There's a longer term goal to get to 100% carbon-free electricity by 2050 that will require technology that does not yet exist.

Part of this is a function of living in the state with the current political climate and people in power over the last decade or so. The entire world is going that way, some faster than others. Colorado (and Xcel) have to operate in a regulated environment with governor-appointed regulators. :They were going to be pulled that direction if they didn't make the first move. It might have been slower in a red state, but even utilities in those states will be going that direction at some point, if only because of ESG-based investor pressure.

Economic feasibility is there with renewables right now, but a lot of that has to do with the cost of natural gas. There won't be another coal plant built in a developed country. Gas plants will be built because they are needed to balance days when renewables aren't available or can't cover the load.

Xcel is actively closing coal plants earlier than their initial retirement date, as you mentioned.

We have a aprilaire 600. 4ksf house including basement. Works great and doesn't really use any energy that I'm aware of. It's just a water panel that the furnace air is routed through to pick up moisture, then back into the system into each room.

Interesting. Everyone I talked to had said the 600 wouldn't keep up. What RH% can you typically get it to?
We're around 4800 when including the basement, so not much more than you.

When going to the Aprilaire website it says the 600 is only good for 2500 sqft

it reads high 30s right now. I can crank and get to 40s but I'm changing the water panel filter every 4 weeks.

Our main floor and upper is 2600 at so I probably sized it to that (I bought it myself back in 2013). Our basement is half finished. Carpeted and dry walled but just one big open room. Eventually we'll add a few walls for a bedroom and bathroom

So we ended up taking a quick "scouting trip" to Denver over the weekend before I post for this job this week. We looked at Erie, Littleton, Highlands Ranch, Parker, and Castle Rock. For our budget (750K), we really loved the options in HR and Parker. Other than needing decent access to Lodo for work, we wanted to be close to the Park Meadows area for shopping and to likely attend Red Rocks Church. Thanks to everyone for the great recommendations!

No, never saw the need for one. I do run an RO/DI unit for my saltwater reef tank. The Aurora water isn't the best but good enough for everything else.

Curious if anyone knows the ins and outs of vehicle registration in DougCo.

Somehow I totally spaced on my wife's registration last May. We just noticed the 5/2020 sticker the other day lol. I searched transactions on the dmv website, and sure enough her plate's last transaction was 5/2020.

Well today she's downtown which happens about once every year and gets a $100 ticket. Of course, the registration is about $300. So the $100 ticket seams like a deal.

But now I'm wondering, when I go renew in May, are they gonna know we skipped a year and charge me two years worth? If that's the case, I might as well go 'renew' it now and pay the previous year, hopefully get the ticket dismissed, then renew again in May. But if I go renew May and only have to pay the $300 for 22/23 registration, then I'll just pay this ticket and shut up. 99.9% of the time, her car is in our garage or at her h.s. parking lot, so chances of her getting caught again are slim to none, and a chance I'm willing to take!

Hell she could get caught one more time in the next 6 weeks and we'd still come out ahead.

You'll have to make up both years registration. You'll probably be charged late fees on top of it.

I just decided to call and ask, she actually told me since it's close to renewal, I can just pay the $100 late fee, and register now which restarts the registration period from May to March.

So looks like I'll end up paying $200 for the previous 10 months.

Yes - same area.

If that were me, I'd look hard at Castle Rock. Sterling Ranch is a brand new development that is close to tha area. Highlands Ranch, Littleton - those are all good areas.

Castle Rock is the most conservative part of the Denver metro area. Good schools for the most payer with some political upheaval this year.

If you can swing it, do castle pines. It's like a different world in that pocket with the huge and dense trees. Nice homes, big lots.

Truth. I'm more partial to the area of Castle Pines surrounding Happy Canyon Rd. There is some new construction souths of Castle Pines Parkway.

Lots of nice homes in that area, but strat is correct - there's a price.

Just to set your expectations - castle pines will be $1m entry point. although there maybe a few smaller or not updated ones for 700k. Might be townhomes even in that range.
If you want a bigger lot add about 50%-100% (by bigger I mean maybe .5-.75 acre instead of .2), although I think there are some really old ones (80s) in there on acreage that are at low $1m.

Castle rock, parker or highlands ranch entry point is more like 500k, maybe 600k these days.

I hadn't looked in a while, but man it's still appreciating fast. My house was stagnant the year or two before covid in the 600s.. comps are 800k now.

Didn't realize we transplanted pretty close to the same time. We moved in June of '12, but were apt dwellers and put money down on a new build in Sept'12 and moved in May '13. We literally saw appreciation the week after we bought it, with the base price of our model going up $10k a few weeks after our earnest, then $15k a few months later, etc.

We paid $390, so I think we've essentially doubled at this point since listings in our neighborhood and immediate area broached 800s already last year. Zillow says I'm 795.

That's the easiest $40k a year I'll ever make lol. Man cashing out $500k and moving back to Texas enters my psyche every once in a while I'm not gonna lie.

Completely agree. Didn't think I'd own a million dollar house, but this market is nuts and won't slow down soon, given the 1000 houses destroyed in the fire.


Not meant to be a brag - we didn't do the hard work. The market did that. We could sell and move back to The Woodlands and be sitting pretty.

We moved from Tomball lol. My wife lived in the woodlands when I met her.

Closer to you actually. 2920/Spring Cypress - real close to Klein Collins. we just know we'd go back to The Woodlands lif we moved back, which ain't happening any time soon.

Looking at land in a 1 hour radius around B/CS to eventually build on.

Oh wow, I went to KHS. Klein Collins is about 2 miles from the house I grew up in. I lived right near champions roller world/Kuehnle elementary.
Collins was built when I was at A&M.
