Was wondering if you all had insights into the medical system in Denver. Houston has the massive med center and was curious if there was an area in denver where all medical is concentrated? My wife has a PHD in occupational therapy so looking at distance of where she'd work relative to where my future office could be.

Doesn't really seem to be a single area like that, but there are a few big areas spread around. Swedish down in littleton, children's/Anschutz over in east denver, st joseph's right by downtown.

The ones listed (especially the area around tbe Anschutz/VA in Aurora). There's also the area around Sky Ridge in Lone Tree is you end up there.

Pulled the plug on Texas earlier this year. About to have some sod laid and landscaping done in northern CO.

1. Whats the consensus on the best variety of sod grass?

2. Is there anything landscaping wise that you wished you had done earlier but didn't? (Main objective is low maintenance)

Bluegrass seems to be what everyone uses up here. We've definitely use a lot of rock. Water is expensive.

Thanks, Looking at bluegrass for center of yard with direct sun and rock around the perimeter with installed irrigation. Nothing to mow around. No weedeating around ****. Seems like the way to go.

Exactly what I've got.

Fair warning: grass here requires a lot more maintenance than the St Augustine or Bermuda varieties popularized in Texas. Raking, aerating, seeding, etc. It has taken me waaaay too long to figure all this out on my own.

IMO, 50% bluegrass, 50/50 rye and fescue mixes will give you the best maintenance. Most of the rye varieties you'll get in a good mix will fit well with the bluegrass blades but be more resistant to the fungus problems we experience on the front range. Most notably necrotic ring spot. Aerate spring and fall, don't water too much before Memorial Day, mow at 3.5 inches, fertilize at Halloween. Best advice I have.

Anyone plant a fruit and vegetable garden? When do you plant? And what plants do well?

For us, we usually plant on Mother's Day weekend, but it's really the spring hail storms that get us more than late freezes.

cucumbers, zucchini, carrots, and strawberries do great for us. Japs , tomatoes, and bell peppers do ok.

We do Zucchini (we missed one last year it grew to almost 3 feet in length and probably 11 inches around)

Tomatoes (cherry probably get 20-30 a day middle of summer)

Strawberries do okay

Cucumbers do okay

All of our herbs grew great.

I will add that we live on a golf course and have access to water for basically free. We water that garden twice a day for almost 15 minutes each run.

yeah, our cherry tomatoes do great. but can't get the bigger ones to do well.

Zucchini grow great. Herbs, too. Jalapenos are meh. My strawberries are back for their 4th year.

Ok I'm jealous now. Our water bill is close to $250/month in the summer.

We pay 1,000.00 Jan 1. As long as the water is on feeding the golf course I can water 24 hours a day and nobody would bat an eye.

Previous owner planted 500 tulips in a garden in the front yard. They are beautiful.

We have an entire flower garden of Columbines in the back yard. It's absolutely breath taking.

Have a coworker in Arvada with that setup but I think his was even cheaper. But only valid while they have sufficient snow melt I believe.

Similar subject - water rights and lawyers involved are nuts in Colorado. There's a reservoir out east that has never been filled again because they didn't realize who owned the water.

$1000 is basically free?? lol

My water cost for the 3-4 or months while irrigating the yard are about $100.. rest of the year is like $50.

And we fill up our inflatable hot tub (500 gal) a few times in the summer and let kids run through sprinkler quite a bit too!

Some of these water numbers being thrown around are nuts. We bought our house last fall so this will be our first summer with water bills. We are approx 1/4 acre so good size yard. Our water/sewer bills have been about 70-80 during the non-watering season, we are in unincorporated DougCo between LT & HR.

I was just quoting water.. maybe that's why I seem low. Sewer is the same every month. It's not based on monthly water usage, but rather an average of 3 months' usage (I think Oct/Nov/ Dec) and I usually end up right at $50. Plus because I live in Parker town limits, so I pay them $7 a month for something.

My water bill up in Greeley is about $70 a month during the winter months, about $100 in the spring and fall, and pushes $150-175 in the summer. Greeley does a "water budget" type billing that is based on people in the house, lot size, and time of year. Our lot is 8800 SF.

IMO, people water their yards too much here, especially in the spring. I also have a lot of neighbors who think it's a good idea to run your sprinklers at noon in July.

Agreed that people water too much here, but darned if Denver Water doesn't encourage it. In the report they email out I'm always way below the curve of where they say I should be watering.

Driving in from the south on I-25, so may stay in Colorado Springs on way there and/or way back. Same suggestions requested there as well if anyone has any insight.

Fiddler's green is about in the middle of the good side of town. Some multi-million dollar homes nearby (Peyton manning, etc).. surrounded by the tech center.

Nothing to worry about in that area.

We've stayed at the Doubletree just north of Fiddlers after a lot of shows. They have a shuttle that will take you down there. They'll pick you up too, but they usually only do one run because it's a one way cluster out of there. We've missed the shuttle before and it's an easy 25-30 minute walk through the business park back to the hotel.

Del Friscos is right there. I've never had a bad meal there.

Gold lot parking passes were only $15 so I bought those with the tickets for each show just in case we stayed somewhere a bit further away or somewhere without a shuttle (Uber to shows is great but sometimes it can be a cluster getting one afterwards). But If we stay at the Doubletree (or anywhere else with a shuttle) might just sell them.

will be there a few days so if anyone has other food recs or any suggestions for things to do while in town (either Denver or Colorado Springs) I'm all ears.

What's your travel crew look like, how much are you willing to spend, and do you want beer or whiskey?

I can give some COS recommendations for stuff.

Cerberus Brewing: The beer isn't bad, but their food has been amazing. I haven't been since Covid

Pikes Peak Brewing in Monument and Fieldhouse Brewing in COS are probably the best pure breweries.
District 11 has an amazing bourbon list if you are willing to spend the money on unicorns. The food from Mood Tapas is supposed to be good too.
Marigolds Cafe - good food, but the best pastries in town
La Baguette (off Garden of the Gods) - great french cooking
Colorado Mountain Brewery - great food, okay beer

Garden of the Gods is worth visiting.

Oh, if it is just you and your spouse Old Town Guesthouse is a nice spot in Old Colorado City where you can get a room with a private balcony hot tub. I'd go wander to the wine place nearby to take something to your room, but there is some decent food there too.

Our Property appraisal card arrived this week. We just bought in October so first time going thru this. Our property value increased 13%. What sort of increases did others see?
