yeh.. stapleton to parker will be easy breezy if you want to fork up the $130 a month for toll. You would have no traffic for 80-90% of your commute, then a bit of traffic for the last couple miles.

Parker to Pena/70 is ~20 minutes everyday all day.. that's about where the edge of traffic is. Stapleton is just west of there.

There is no good way from stapleton to Erie though. .just up and down 25 northside which sucks both ways.

Edit.. maybe depends on where in Parker. If you're really far south like pinery (which is really nice), that could add a bit. But most of parker is within a mile or 2 from E470.

Thanks for the information.

Regarding the commute to/from Erie, would you say that Google Maps isn't accurate regarding traffic maybe? The reason I ask is that I've done the search around rush hour and it's only showing to be 3-5 minutes further than Parker.

Actually, I just plugged it in, and fastest time for stapleton to erie is showing going east I-70, then up pena, then over to E470 on the NE side.. didn't think about that. For comparison's sake, right now, stapleton to erie is 27 miles/50 min using 270 and 25 north, compared to 40 miles 46 minutes using Pena/E470 on NE side.

So while that way is almost twice the mileage and way out of the way, it's quicker. That shows you the difference in traffic on E470 compared to any other highway. The 25 north route would only be worse here in 1-2 hours when rush hour actually starts (only 3pm now). Using 270/25 would easily be 75-90 minutes from stapleton. 270 is an absolute parking lot the entire length everyday, almost all day. It would be 30 minutes for the first 7-8 miles of the commute on 270. So you could use that E470 route, and sacrifice your mileage for your time.

Parker is 27 miles/30 minutes using E470 on SE side, and it not only is the quickest route, it's pretty much the shortest route as well. You wouldn't be sacrificing mileage for time.



Edit to add, going stapleton to erie using E470 would be 2 toll plazas, at $3 ea. so $12/day, $250 a month.
Twice as much compared to Parker which is 1 toll plaza (assuming you get on/off at Parker rd which is free.)
That's $1500 a year.

If you did choose Parker, and could swing 7-4, you could do 225/parker rd, probably still be at ~35 minutes, and it would be no tolls. Mileage goes down to ~20 miles instead of ~30, saving you 5k miles a year.

The mileage savings would be the biggest factor. Company is paying for all tolls, but certainly don't want to try and take advantage of that. Although it is a nice benefit to not have to worry about.

I've got a buddy who is a member there - we were talking about it this weekend a bit. I wish I had time to play more, it feels like I've played 10 times max in the last 5 years and that's horrible.

New to this thread. Considering Denver. Few questions.
Where do majority of ags on this thread live in Denver?
Second, and most importantly, which suburban location has best combination of quality schools, little league, golf courses, reasonably priced housing for Denver, and reasonable commute to downtown work (less 30 minutes)? I'm good with foothills and a little nature in back yard (but that probably is outside 30 minutes)

A snowy commute may happen a half dozen times a year, give or take 2-3 days on either side of that. I wouldn't base my commute estimate on snowy days.

HR to downtown is 30 minutes in the morning if you leave before 7. The afternoon is always longer, 45 minutes is about right though. My wife makes this drive every day. One factor is where in HR you start. We start from about as far south in HR as you can be and it takes 10-15 just to get to the highway.\

I'm a youth baseball coach and we have played in the Arapaho's Youth League since we moved here. We've been on rec level all the way to the highest level of league play in the area. There's a variety of options, thought if you are looking for true Little League, the only one I'm aware of (Dry Creek LL) isn't very good. Our team is part of the Warriors organization. Others like Littleton Thunder, Dakota Ridge, Parker Hawks, etc are also quality. Then there's the academies (Bardo's, Slammers, etc). Just a ton of variety and options depending on your kid's level and the amount of time/money you want to spend as a family.

Though we are in Catholic schools, all of our friends are in Douglas County or Littleton public schools and have few complaints.

Other options outside of HR would be Parker, Littleton, Golden, Stapleton, Lone Tree, Centennial. Those are all generally south and west of town. I don't know much about the northern or eastern burbs. Stapleton is east but is a different animal - smaller lots and denser neighborhoods, but still very nice with a master planned walkable feel to it.

We moved to HR from Dallas about four years ago and used this thread for background research. We love Highlands Ranch but prices have risen quite a bit since we moved in 2015.

Existing building that we're trying to increase service to 1000 amp. We currently have 3ph, I believe 400 amp.

They may not even have the capability to do that with the existing service into the building.
