I'm only able to imagine a marginal utility increase in non-campus aggieland entertainment dedicated space though.

But what do I know? I'm not in the business of selling tangible assets to a) affluent Aggies whose wives demand they have a central yet off campus spot to impress other Aggie families in their tax bracket or b) own a college station business that wants to impress Aggies with an off campus warehouse room or c) entrepreneurial individual who wants to sublease a warehouse room for Aggie gameday throwdowns that is not on campus.

I thought about this post and have some similar feelings. If people have a business where this is beneficial for networking, great.

I scratch my head at this:

The Best Part Of Game Day Isn't The Game.
It's breakfast with family before kickoff.
Introducing clients to Aggieland for the first time.
Watching children throw footballs across The Quad.

Nothing in this is a value to me. The best part of Game day IS the game, to me. And introducing clients to Aggieland is not at that location.

It's been over 15 years , but one of my daughters rented a 2 bedroom a few blocks from Southgate, while she was in grad school. The place was very expensive, IMHO, but it did have a big yard for her dogs. It was pretty dilapidated, but you know, the rent is what the market will bear. I enjoyed being able to visit, and walk my pup up to campus and walk around. I noticed, on game days, (when I wasn't using my usual parking spot) a house right across from the AFS building. I think the address also says "Old Jersey" when I tried to refresh my memory. It was a 2 story house that was rented out on game day, and is in the same concept of this new venture. BUT, it's right across the street from Aggie Park. My thought those many years ago, was a concept similar to this one, where someone could buy up several dilapidated properties and do something like this. It was very easy to walk back to her house post game.

I drove down that street maybe 10 years ago, and that house is no longer there. It was leveled and it's now a 2 story with probably at least 4 bedrooms.

Just my opinion, but best wishes to the developer.

Now throw some Porsche Design branding on it, and sell it as a climate controlled space to park a new or vintage 911, tailgate, and then get a shuttle to the game. Money maker

Problem here is they took some undeveloped land that is far away from Kyle Field. On game days that's 45 minutes away.. not "minutes". They built basically an unfinished barndominium and want top dollar as if it was positioned at the MSC

All kidding aside, I have been in commercial real estate for years and there have been a few things come to fruition when the data, even on the most sunshine and roses day ever, said it wouldn't. I mean who knew marketing clean women's restrooms for travelers would be a market paradigm shift? The 1st to achieve success in a new concept with a great ROI will be treated as genius. The converse is also true where everything can be/was lost and viewed as idiotic.

So one of these two must be true:

1) You are paying additional thousands of dollars on top of the 562K to build out a restroom in each unit

or

This isn't much different from someone buying a $750k-$2M motorhome that only use it 4-5 times a year for Aggie tailgates. We have a smaller motorhome that's a sliver of that cost and there's plenty of Ags that do this. Of course there's a difference of being on campus, but a lot of the tailgaters from the Bush and the Equestian lots are taking shuttles to the game anyways. These will do better than a lot of people here think.

Technically, 45 minutes is still "minutes."

I do know someone who has a long history in the defense industry , who is a retired general. One company he worked for had a CEO that has a private suite at Kyle Field. He hosts people there on game day. The cost is chump change for these folks. A concept like this would be chump change for many people in other businesses.

People that spend half a milion plus on a motorhome don't typically care about HOA fees. One guy has a massive Prevost that he has brought out there every home game to secure their spot, but they actually only attend one maybe two games. Some people are just in a different tax bracket.
