NW Houston is the suck! And so is SE, NE, and SW. So, you bought property in Lumberton just to buy it? My in-laws almost bought a house on 10 acres out there (Keith Road), but then the floods last fall scared them off. They are now moving to Gracelake Estates in Lumberton.

The floods only affect the back part of the neighborhood where you have to cross a low bridge over the creek, hence the much cheaper property back there. Mine is in the front of the neighborhood and will never be affect by flooding.

I'll be there in about another 2-3 years...assuming that my investments in the petroleum and energy sector don't tank. But, I don't think I have to worry about that. I learned my lesson with the dot-com bust about how not to invest too much in one sector.
