We own a house in Longview that is currently being handled by a property manager. Our tenants are complaining about pot holes in the driveway. The complaint is warranted. We lived in the house for 2 1/2 years and routinely patched the asphalt.

The house is on a hill and the driveway goes up the left side of the house to the garage in the back. Because of the hill that the house is built on, water runoff erodes the asphalt driveway.

We are going to replace the drive way soon. My question is: Which is the best route to go, concrete or asphalt?

My thoughts are that concrete will last longer and if the base is correctly and the pre-pour work is done properly then we shouldn't have to mess with it anytime in the near future. If we go with asphalt I think we will have to go through this process again. The last quote I got was $3.15/sq ft for asphalt and $3.65/sq ft for concrete. This quote is from about a year ago and we are getting new bids.

What are your thoughts/experience?

Speaking of the drainage, this is something I have been thinking about. How would you set this up. Currently, the driveway seems to crown in the middle much like a football field. Would a slope towards the middle be best? Not real sure about this whole situation because this isn't my thing.
