Any East Texas landowners seing activity from the oil and gas companies regarding the Haynesville Shale? My family has some land in San Augustine County and we are starting to see some activity.

Is this the extremely deep shale that was recently discovered?

If so, yes, we're seeing some activity. I believe they're working on re-drilling a couple of our wells to hit all 3 shales that are there.

Someone like Comeby! who is in O&G can tell you lots more about it that me.

Yes it is very deep.

Northwest Louisiana is going crazy over the thing and word is that it goes into East Texas as well.

The oil company may have leased the rights to a certain zone and would need to re-negotiate a lease to the rights to the Haynesville Shale stuff. There are some people around Marshall that are getting $10,000 a acre for leases of several hundred acres of land. Do not let some company rip you off.They are also getting somewhere between 1/2 and 3/4 % on the wells.

About 250 acres. Not exactly sure of the location. I know it's south of the city. Close to 103. My dad told me that some people are leasing land to Encana for $5,000/acre and 25% in that area.

I know a lot of people feel that they can hold out for more up front money. Some say in the $10k to $30k range per acre. Makes sense since you never really know if a well will ever get drilled on your land. Just have to hope you time everything right and don't get screwed if the hype dies down.

From what I've read it sounds like the big companies are involved and they're building up their capital to move in and buy up more land. Right now it seems like waiting it out is the right plan to let more competition move into the area. It will be interesting to see what other information comes out when all their 10-Q's get filed.

Really? I work in Carthage in the Petroleum industry and have seen the paper work of the family I am talking about.They were offered 7,000 a acre by one company and 10,000 by another.They are splitting it between the four siblings.

When I said 1/2 to 3/4 %. I meant 1/2 to 3/4 of 1. % interest in the well.

A little more info.

1.One of the sibling's son is a geologist who graduated from A&M.

2.The two companies who made the offers were Chesapeake and PetroHawk.

3. The 1300 Acres of land leased is around Waskom.

I actually design and execute the work done to the wells. What are you a pumper? A water hauler? A slickline hand? You throwing out 'cred' like that means nothing to me.

When you say 1/2 to 3/4 of 1, that tells me 50% to 75% net royalty interest. You are smoking crack if you know of any company agreeing to those terms. The norm is 25%, I've seen as high as 30% in prime Haynesville shale area. If a company wants the land that bad they will go up on the $/acre lease and not so much on the NRI.

I would still like to see the $10,000 offer in Harrison County...I know no less than 25 people leasing land over there, some even for chesapeake, and I have heard no figures close to that. And like comeby said, no way a 1/2 or 3/4 royalty is being offered, the oil company would make $0, nada, nothing.

Apparently it does mean something. Look at the second post on this thread. If you knew anything about oilfield in East Texas, you would know what company I'm talking about, many on Texags already know. I don't claim to be an oilfield exec, I've already described my job description, if you knew what you were talking about, you would know that that's not an exec position.

After I got to work this morning I asked a couple of guys about the landowner I was talking about. They said he did get 10,000 a acre but that he either didn't say the right % or I didn't understand him. They believed he got .25%.

That doesn't make you any less of a obnoxious big mouth dooosh bag.

He got 25% not 0.25%. I can tell you this, and I've never even seen the contract or met the landowners. Next time you get on the defensive when someone 'politely' tells you your numbers are off, make sure you know WTF you are talking about. Now get this saltwater off my location....idiot.

My grandma was offered a pretty good chunck to lease her 450 acres north of Marshall...she's thinking it over. Anybody else had any offers?

There is for sure activity if you are a land owner. I think big changes are soon to come.
