I have land in Shelby County near Timpson. We have two offers of $5K per acre on the table right now with 25% share. I've heard the stories about 8-10K but haven't personally seen any. I think they are getting that over in Western La.
If you are going to lease, be smart and get a O and G attorney to look over the contract. We were given one that actually could hold us as the land owner liable if some one got hurt while working on the rig or pipeline. Be careful.

The lease amount depends on two things:

1. The risk the driller is exposed too.
2. Access to existing pipelines etc..

If you own land where no existing wells are located expect to get less lease dollars. The % will hover around 25%.
