I'm looking for recommendations for a builder who does additions to existing structures. I'm looking to price out a couple of options:

  • Simple <100SF addition of a closet to the back of the house
  • Removal of previous addition and reconstruction/addition of approximately 250-300 SF that includes a pantry, laundry room, mudroom, and closet

Everyone I know who has hired a builder recently has had a very negative experience, so maybe y'all have some suggestions for people you know and trust. I'm looking for someone who knows how to stay on time and on budget.

I know, wishful thinking, although my garage was done early and under budget.

You know most of these names and some are on higher end of cost. This is gonna be on the smaller side for some of these too which will increase cost/ft even more.

I'd probably talk to Lucas and Southland first even though I know they'd be relatively expensive.

Southland is the only one I'm familiar with.

Southland is very good. Very thorough. Conor is a good dude and very honest.

Lucas has been building in the Heights forever. Has an office on Yale. Some of his workers are actually employed by him, which is unique and mostly a good thing (cost being only potential negative).

Bartula builds high end homes - mainly in River Oaks, Tanglewood, memorial, etc....but he's also built in the Heights, Garden Oaks etc areas. He's a small operation, really good/honest guy and still takes on smaller projects - is currently doing a renovation on Heights Blvd.

Ridgewater has built a lot in the Heights and Rit is a good guy.

A couple down the street from me interviewed most of my recs above and ended up going with 11A Construction for a gut/remodel/addition. They were were less costly and it's been a "mostly positive" experience so far according to my neighbor.

We have used Lucas on a few small projects around our house and would use them again. I have a friend in my neighborhood that has used them for much larger projects and shares the same sentiment. As previously mentioned, they are not cheap but employ their labor and are very thorough.

the costs to add onto a structure for an additional net of ~100 sqft would likely be prohibitive no?

Depends on how badly that 100SF is needed. Building the closet space we need is probably more cost effective than buying a bigger house, even if we're paying a premium for a small project. My ideal is to replace the entire back of the house, though.

definitely seems like you'll gain a lot more (and spend a lot less per/sqft) by going with the larger remodel scenario.

We used Lucas for a smaller renovation ($50k) last summer and were pleased with the outcome and working with them throughout. A price premium as previously mentioned, but worth it based on my experience with others.
