MoneySafe Insurance operated by Camp Insurance out of college station sold me a bs flood policy covering a whopping $10k building, $4k contents, and with a $2k deductible for $609 annual premium. Had an actual flood occurred, our family would have been in a bad situation. My actual homeowners insurance was an absolute crock as well, and they allowed me to lapse twice after they didn't renew me in time. I finally wised up and switched providers but wanted to give everyone in Houston a heads up to look closely at your coverages and shop around.

I was told my coverage was going to be exactly the same as before, which was the $250k building and $100k contents but found out it was way less. I had this in a text message from the agent and he told me it was their mistake. That's what I get for trusting him with me flood renewal last year. I switched and got taken care of. Just giving anyone a warning to stay away from Michael Camp Insurance.

Tangent but does anyone actually know what is excluded from home insurance? I think we're all aware flooding is excluded.

But I had no idea earthquakes were excluded. We were looking at a house that's on the Long Point fault line so I reached out to my insurance company. When they said it wouldn't really change the policy or price of the policy because earthquakes are excluded I was kind of surprised, guess I just never thought about it or looked into it.

Homeowners pretty much covers a broken water pipe. That's about it.

They don't cover floods, and here on the coast I have to have a separate wind and storm policy because that, too, isn't covered.

Lots of things have changed in that realm. FEMA policy is $4k while private flood is $1k. Living in west memorial in a flood zone.

My bay house in Galveston is the same way. We have a separate policy for just about everything. Windstorm, homeowners, flood, you name it. Exhausting though.

How do you go direct to FEMA for flood insurance? I've never heard of that.

That's typical. But you can get private flood insurance as well.

Fema won't sell you a policy directly, you still have to go through an agent. Sounds like this wasn't a fema policy though, which I think was really your point.

Means the agent probably liable if anything happened. E&O policy stuff.

You're right, I was thinking about the yearly renewal which can be paid directly to them. And also all the paperwork that comes from them.

Wait a minute. Who is the dumbass that bought a policy that only gives him $10K coverage?

First, I thought most had learned this lesson the hard way after Harvey, but if you buy a NFIP flood policy backed by the government, all of them are a max $250k building, $250k contents for residential, and $500k building, $500k contents for commercial. You can buy private flood, or excess flood, most of which have a deductible of $250k (for residential) which means they dont pay until either your NFIP policy does, or you pay out of pocket if you dont have NFIP underlying.

Second, OP, how could you buy a policy from a company called Moneysafe and think it wasnt going to be a scam? Just being realistic, that would have thrown up red flags all over. NFIP flood policies are going up in premium, mostly because its bankrupting their system because they dont make enough to offset the losses (typical government), and im sure there are a million new scammer out there hoping they can entice someone with cheap prices when they are looking at their renewal premiums, but usually there is a reason it is cheap.

And if you want NFIP flood, at least the way the system is designed, there should be negligible differences in price from one carrier to the other because they are all just fronting paper for the same government program, regardless of who the broker is, big or small. So unless you are deciding to go the private flood route, shopping flood insurance through NFIP isnt going to yield much results.
