Moving to Houston - Spring Branch or Cypress

How long do you want to ignore this user?
I thought one of the perks of living in the newer suburbs was not having to pay for private school.

Disclaimer: I get that people have their personal and religious reasons

Krisp is phenomenal

The sweet and spicy wings are seriously legit. I want to try some of the others but I can't convince myself to order anything but those.

It does! Thanks for the insight.

The more research we do into Bridgland, the less likely it is we'll end up there. The property taxes and HOA fees don't make sense to us at this point because we won't be using any of the amenities or sending kids to the schools for multiple years.

Where we actually end up is definitely up in the air though. The top of our budget is 500k so we can't afford the "nicer" parts of Spring Branch, and my wife has safety concerns. We have another meeting with our realtor in Friday to discuss everything.

Safety concerns is a bit harsh for SB.

We've lived there for the past 10 years and have had only 2 minor incidents.

Minor incidents meaning our cars getting broken into because we left them on the street and forgot to lock them. Just teenagers walking around checking doors for easy targets. Nothing that makes us feel unsafe.

Hell in OF people wake up to their trucks on blocks and their tailgates gone.

And that kind of stuff happens in the suburbs too. A major rule of living in the Houston metro is never leave anything that could be perceived as valuable in your car if its left in the driveway, street, or a parking lot. I've met too many people who have moved here from other cities and smaller towns thinking their part of town is safe because their realtor and other neighbors told them it was and it doesn't take long for them to learn their lesson and to find a contact for window repair. That doesn't mean it isnt safe, but you still have to be smart.

I live in Spring Shadows and enjoy it. I also don't have kids so I'm not worried about schools. A bunch of Aggies live in the neighborhood.

I haven't looked at it too close, but take a look at Eastern Waller County. I believe it is just on the other side of 99 and the taxes, etc aren't as bad maybe?

If you go with Cypress, make sure you read up on all of the transfer / enhancement / HOA cap fees... Bridgeland is famous for their 1/2% enhancement fee you pay when you sell.

If you are leaning towards spring branch find a realtor that knows the area preferably one that lives in the area. They have connections that can help find houses before going on market or right as going on market.

It's 2022 and underground ag still has a hate boner for SB.


OP, don't listen to these snobs, north of longpoint is just fine unless you have school aged kids. Been in central SB for 8+ years with not so much as a scratch put on my truck.

It still blows my mind that SB had been gentrified, as I was born there, lived there briefly, and my grandparents and other relatives lived there when I was little, and it was starting to get old and run down in the 80's. I have no idea how they got all the asbestos sided and floored lead paint covered houses out of there, but I suppose they have.

I've lived in Spring Branch for the last 10 years and I've never had any safety issues. Two of my neighbors are Aggies and the neighborhood is great.

A lot of people in Spring Shadows send their kids to Pine Shadows Elementary and I haven't had any issues with the schools.

Do I hear the occasional gunshot? Yes, but I grew up in Oak Forest and heard them there too.

Spring Branch reminds me of the Oak Forest when I was growing up, but it doesn't have bad neighborhoods like Acres Homes and Independence Heights adjacent to it although it has large rundown apartments throughout.

Grew up in Spring Branch and loved it, but we are really enjoying Cypress. We are in Townlake and love it. Bridgeland is great too. Someone said you can get a nice house out there for $400k, but good luck with that with things as crazy as they are right now. You are far less likely to have your car broken into out here (for the person who said break ins also happen in the burbs). There is A LOT less crime. I haven't heard a single gun shot yet…heard them all the time in Oak Forest and on occasion in Spring Branch. The HOA fees are not super cheap, but we have made good use of the amenities so far. Townlake gym is pretty solid.

I went to them in HISD and turned out just fine. It's all about parental involvement.

Yes, but if you have some time for kids that's not a bad starter area. My wife and I started there too, now we are in Katy.

Lakes on Eldridge is sort of Spring Branch. There is a sign on Tanner and Beltway that says "Spring Branch District" to prove it.

Yep. HISD has all kinds of magnet programs so it's pretty easy to get your kid into a better school nearby. Not competing with paTelfair or anything but not bad.

Edit: example being look at all the mass communities being built in Richmond/Fulshear. Those are starting to fill up so they are already building new communities with BROOKSHIRE addresses.
Homes in Bridgeland have gone up 50%-100% over the last 2-3 years and have steadily out performed SB as a whole in the last 8 years or so.
Bridgeland is more similar to The Woodlands than it is to Richmond/Fulshear.

I do believe the better choice for the OP might be SB because of where he is currently in life but not for the reasons listed above.

I've owned homes in town and in Bridgeland over the last 10 years. My homes in Bridgeland have made WAY more money.
